<br />That Grantor, ALBERT V. PIERCE and BESSIE M. PIERCE, also known as Bessie
<br />Marie Pierce, by and through her attorney -in -fact, Albert Vernon Pierce, husband and
<br />wife, in consideration of the sum of One Dollar and Other good and Valuable
<br />Consideration, receipt of which is hereby acknowledged, conveys to ALBERT V.

<br />tenants with rights of survivorship, and not as tenants in common, Grantees, the

<br />Grantors covenant with the Grantees that Grantors:
<br />1. are lawfully seised of such real estate and that it is free from encumbrances
<br />except easements, covenants, and restrictions of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims of
<br />all persons.
