WARRANTY DEED <br />David Bruce Etmund, Brian Douglas Etmund, and Jane Kirsten Etmund Bauer, as attorneys -in -fact <br />for Dorothy A. Etmund under a Durable Power of Attorney dated April 21, 2000, herein called the Grantor, <br />in consideration of One Dollar ($1) and other valuable consideration received from Grantee, do grant, bargain, <br />sell, convey, and confirm unto Allan Farms, Inc., as term certain holder for thirty-six years, for full use, <br />possession, income, and all benefits of ownership during this term certain, and Kyle R. Allan and Rebecca <br />Allan, husband and wife, as remaindermen after the expiration of this thirty-six year term certain, herein called <br />the Grantee, the following described real property in Hall County, Nebraska: <br />That part of the South Half of the Northwest Quarter (S' /2NW' /4) of Section Twenty (20), <br />Township Twelve (12) North, Range Eleven (11) West of the 6"' P.M., Hall County, <br />Nebraska, lying north of the Burlington Northern and Santa Fe Railway Company right -of- <br />way. <br />To have and to hold the above - described premises, together with all tenements, hereditaments and <br />appurtenances thereto belonging, unto the Grantee and to Grantee's heirs and assigns forever. <br />And Grantor does hereby covenant with the Grantee and with Grantee's heirs and assigns that Grantor <br />is lawfully seised of said premises; that they are free from encumbrance; that Grantor has good right and lawful <br />authority to convey the same; and that Grantor warrants and will defend the title to said premises against the <br />lawful claims of all persons whomsoever. <br />Dated: January 31 , 2001. <br />Da d B.
