20000142'7 OPERATIONAL EXPENSES. The Tenant will assume daily maintenance of all irrigation equipment. The Tenant will supply all the equipment for planting and harvesting of the crops. The Tenant shall furnish all labor and expenses for the operation of the farm. The Tenant shall be responsible for the costs for the purchase and application of,all fertilizer, insecticides and herbicides. Major repairs to the irrigation well, pump, and motor not caused by the neglect of the Tenant shall be paid by the Owner. The Tenant shall furnish the labor necessary to keep the fences, domestic and stock wells, in good repair and condition. The Owner shall pay the cost of materials used in keeping the fences, domestic and stock wells in good repair and condition. Tenant shall pay for all cost of power for operation of the irrigation equipment. 2.4 GOOD HUSBANDRY. The Tenant will operate the property in an efficient and husbandlike way, will do the plowing, seeding, cultivating, and harvesting in a manner that will conserve the Owner's property. Tenant shall be entitled to remove the stalks by mechanical means but shall not be permitted to pasture live stock for consumption of stocks in the field. Tenant shall pay all costs for seed and other costs including, but not limited to, ground preparation and planting of the crops. Tenant must comply with the following actions for good husbandry of the property: (a) Corn must be planted on or before May 1, 2000. (b) Soybeans must be planted on or before May 15, 2000. (c) Tenant must follow the instructions of a crop consultant retained by the Owner for the application of herbicides, insecticides and fertilizer. (d) All crops must be harvested by November 1, 2000. If Tenant fails to comply with the terms of Subparagraphs (a) through (d) of this Paragraph 2.4 causing Owner to sustain damages, Tenant is liable for the payment of the damages to Owner for failing to comply with Subparagraph (a) through (d) of this Paragraph 2.4. 2.5 WASTE. The Tenant will not commit waste on or do damage to the property and will use care to prevent others from doing so. 2.6 NOXIOUS WEEDS. The Tenant will use diligence to prevent noxious weeds from going to seed on the property and will destroy the same, and will keep the weeds and grass cut or destroyed in the fields, farmstead, roadside and fence row. 2.7 MAINTENANCE AND IMPROVEMENTS.
