(i) <br />201503252 <br />Notwithstanding the foregoing, the DRC may require the removal of any sign <br />(other than a sign installed by Declarant) that it determines is inconsistent with the <br />Design Guidelines with respect to color, content, materials, and location or <br />otherwise. <br />5.15 Further Subdivision, Property Restrictions, Rezoning, and Time Shares. <br />Without the prior written approval of the DRC and the Board, no Owner other than the <br />Declarant or a Designated Builder shall do any of the following: (a) further subdivide a Lot or <br />separate a Lot into smaller lots or parcels; (b) convey or transfer less than all of a Lot, or (c) <br />replat the Lot or combine the Lot with other Lots. No further covenants, conditions, restrictions, <br />or easements shall be Recorded by an Owner, or other Person on behalf of the Owner, unless <br />they shall satisfy the requirements of Section 2.2. No Lot shall be subjected to or used for any <br />timesharing, cooperative, weekly, monthly, or any other type of revolving or periodic occupancy <br />by multiple owners, cooperators, licensees, or timesharing participants. <br />5.16 Vehicles, Vehicle Repair, and Parking. <br />5.16.1 Vehicles. No commercial -type vehicles, unlicensed vehicles, or trucks shall be <br />parked on the Property except while engaged in transport. For the purposes of this Section, a <br />one -ton or smaller vehicle, commonly known as a pickup truck, shall not be deemed to be a <br />commercial vehicle or truck. Recreational vehicles, including but not limited to campers, boats, <br />snowmobiles, all- terrain vehicles, and motor homes, shall not be parked on any Lot or on the <br />street in front of such Lot except while engaged in transport or loading for immediate use. <br />However, any campers, boats, snowmobiles, all- terrain vehicles, and motor homes that can be <br />and are stored completely within garages and are not used for living purposes will not be a <br />violation of this Section. Large trucks (in excess of one ton) such as straight, semi, cement, step <br />vans, farm equipment, and similar vehicles shall not be operated or parked anywhere on the <br />Property. No go -carts or snowmobiles may be operated anywhere on the Property. No vehicles <br />shall be driven or parked on any unpaved surfaces within the Property. Parking space for such <br />vehicles will be provided within the Property. <br />5.16.2 Vehicle Repair. Minor repairs of vehicles, such as changing tires, spark plugs, <br />or fan belts, that require the vehicle to be inoperable for a period of three (3) hours or less is <br />allowed on Lot driveways. However, vehicles shall not be left on ramps or blocks, and no major <br />repairs shall be allowed. No vehicle shall be constructed, reconstructed, or repaired on any Lot. <br />Except for emergency repairs, no vehicle shall be constructed, reconstructed or repaired on the <br />Streets or any other part of the Common Area. No inoperable vehicle may be stored or parked <br />on the Streets or any other part of the Common Area. <br />5.16.3 Parking. It is the intent of this Section to limit parking on the Streets. No <br />vehicle owned or leased by an Owner or Resident may be parked on the Street if space for <br />parking the vehicle is available in any of the following areas: (a) the garage situated on the Lot of <br />the Owner or Resident, (b) the driveway initially constructed on the Lot, or (c) a driveway <br />expansion constructed on the Lot with the approval of the DRC. <br />It is also the intent of this Section to limit the parking of vehicles owned or leased by an <br />Owner or Resident on the driveway or any driveway expansion situated on the Lot. <br />Page 29 of 69 <br />
