<br />6. The Association and its employees and agents, shall have the right of access to any
<br />Lot contained within the Properties for the purposes of performing maintenance and repairs and
<br />otherwise performing its duties hereunder and is hereby granted a specific easement for such
<br />purpose.
<br />7. These restrictive covenants, restrictions and conditions are to run with the land
<br />and shall be binding on all persons and all parties claiming ownership of Lots One (1) through
<br />Eleven (11), Block One (1), Lots One (1) through Nine (9), Block Two (2) and Lots One (1)
<br />through Seven (7), Block Three (3) all in Summerfield Estates Eighth Subdivision in the City of
<br />Grand Island, Hall County, Nebraska., until January 1, 2025 at which time these Restrictive
<br />Covenants, Restrictions and Conditions shall be automatically extended for successive periods of
<br />ten (10) years, unless changed or modified by a vote of a majority of the then owners of Lots
<br />One (1) through Eleven (11), Block One (1), Lots One (1) through Nine (9), Block Two (2) and
<br />Lots One (1) through Seven (7), Block Three (3) all in Summerfield Estates Eighth Subdivision
<br />in the City of Grand Island, Hall County, Nebraska.
<br />8. If any owner of Lots One (1) through Eleven (11), Block One (1), Lots One (1)
<br />through Nine (9), Block Two (2) and Lots One (1) through Seven (7), Block Three (3) all in
<br />Summerfield Estates Eighth Subdivision in the City of Grand Island, Hall County, Nebraska, or
<br />their heirs, devisees, personal representatives, successors, assigns or grantees, shall violate any of
<br />the restrictive covenants, restrictions and conditions herein set forth, it shall be lawful for any
<br />other person or persons owning any real estate in Lots One (1) through Eleven (11), Block One
<br />(1), Lots One (1) through Nine (9), Block Two (2) and Lots One (1) through Seven (7), Block
<br />Three (3) all in Summerfield Estates Eighth Subdivision in the City of Grand Island, Hall
<br />County, Nebraska to prosecute such proceedings at law or in equity against the person or persons
<br />violating or attempting to violate any such restrictive covenants, restrictions or conditions and to
<br />prevent him from so doing or to recover damages for such violations.
<br />9. If any of the restrictive covenants, restrictions or conditions herein set forth are
<br />violated and declared void by a court of competent jurisdiction, the remaining restrictive cove-
<br />nants, restrictions and conditions shall not be affected, but shall stay and remain in full force and
<br />effect.
<br />10. This agreement and the faithful performance of the terms thereof shall be binding
<br />upon the successors, assigns and grantees of the Owner, and upon the purchaser or purchasers of
<br />Lots One (1) through Eleven (11), Block One (1), Lots One (1) through Nine (9), Block Two (2)
<br />and Lots One (1) through Seven (7), Block Three (3) all in Summerfield Estates Eighth
<br />Subdivision in the City of Grand Island, Hall County, Nebraska , and their heirs, devisees,
<br />personal representatives, successors, assigns or grantees. Any purchaser or purchasers of Lots
<br />One (1) through Eleven (11), Block One (1), Lots One (1) through Nine (9), Block Two (2) and
<br />Lots One (1) through Seven (7), Block Three (3) all in Summerfield Estates Eighth Subdivision
<br />in the City of Grand Island, Hall County, Nebraska, and their heirs, devisees, personal
<br />representatives, successors, assigns or grantees agree to this DECLARATION OF
<br />RESTRICTIVE COVENANTS, RESTRICTIONS AND CONDITIONS FOR SUMMERFIELD
<br />ESTATES EIGHTH SUBDIVISION HOMEOWNERS' ASSOCIATION by acceptance of any
