<br /> Compliance with Governmen�al Requiremen#s, Trustvr shall prompt[y comply w�th all laws, ❑rdinances, and

<br /> Praperty� includin� without limitation, the Americans VIli�h ❑�sabilities Acf. Trustor may cvntes� in good faith any
<br /> such faw, ordinance� ❑r regula�ion and withhvld campliance during any pr�ceeding, including appropriate app�als,
<br /> so Ivng as Trustvr has notified Lender in writing prior to doing s❑ and so Ivng as, in Lender's sole apinion, Lender's
<br /> interests in �he Property are nat jeapardi�ed. Lender may require Trustor to post adequate security ❑r a surety

<br /> Duty to Protect. Trus�or agrees neither �o abandon ar lea�e unattended the Praperty. Trustor shall do all v�her

<br /> DUE �N SALE-C�NSENT SY LENDER. Lender may, at Lender's ❑ption; declare immediately due and payab�e a�l sums
<br /> secured by this Deed of Trust upvn the sale �r trans�er, withou� Lender'� pr€or written consent, ❑�all or any part vf the
<br /> Real Praperty, ❑r any interest in the Real Proper�y. A "sale ❑r transfier" means the �on�eyance ofi Reai Property or any
<br /> r�ght, �itle a� in�ter�st in �he Real Property; whether iega�, beneficial ❑r equitable; whether �aluntary or in�olun�ary;
<br /> whether by ❑utright sale, deed, installment sale con�ract, land cvntract, cvnfiract for deed, leasehald interest with a
<br /> term greater than three �3} years, leas�--optian contract, ❑r by safe, assignment, or transfer of any beneficial interest in

<br /> TA}�E5 AND LIENS. The following pro�isions relating t❑ the taxes and iiens on the Prvperty are part of this ❑eed of
<br /> Trus�;
<br /> Payment. Trust�r shall pay when due �and in al! even�s privr tv delinquency) all taxes, special taxes, assessments,
<br /> charges �including water and sewer�, fiines and impositions ie�ied against ❑r ❑n accoun�of the Property, and shall
<br /> pay when due all claims for work dvne an or far services rendered or material furnished to the Praperty. Trustor
<br /> sha�� maintain the Praperty�ree ❑f all liens ha�ing priority over or equal ta the interest of Lender under this aeed ❑f
<br /> Trust, exc�pt far th� �ien o� taxes and assessments no� due and except as otherwise pro�ided in this ❑eed of
<br />,� Trust.
<br /> Right tv Contest, Trustor may withhold payment❑f any�ax, assessment, or claim in connectifln with a govd �aith
<br /> aiispute aver the o}�liga�ion ta pay, s� long as Lender's interest in the Prvperty is not jeopardized. If a lien arises or
<br />� is f��ed as a result o� nonpaymen�, Trustor shall within fifteen ��5} days after the lien arises �r, if a �ien is filed,

<br /> within fifteen �15} days after Trustar has natice at the #i�ing, secure the discharge ❑f the lien, or if requested by
<br /> Lender� depvsit wi�h Lender cash or a sufficien�carparate surety bond flr❑ther se�uri�y sa�isfactory�o Lender in an
<br /> amount sufficient to dis�harge the lien p�us any cos�s and a�torneys' fiees, ❑r other charges that cvu[d accrue as a
<br /> result of a fiarec�osu�e ❑r sale under the lien. In any�antest, Trustor shall defend i�sel�and Lender and shal�satisfy
<br /> any ad�erse judgment be�ore enforcement against the Praperty. Trustvr shall name Lender as an additional ❑bligee
<br /> under any surefiy bond furnished in�he contest proceedings.
<br /> Evidence of Payment. Trusfiar sha11 upon demand furnish to Lender satisfa��ory e�idence ❑� payment o�the fiaxes
<br /> or assessments and shall autho�i�e the appropriate gvr�ernmen�a� official �a deli�er to Lender at any time a wri��en
<br /> sta�ement o�the taxes and assessments againsfi the Prvpe�ty.
<br /> No�ice of Gonstruction. Trustor sha�l natify Lender at least �ifteen t15} days before any work ts commenced, any
<br /> � ser�i�es are �u�nished, or any ma�erials are supp��ed �v �he Property, if any mechani�'s lien, materia[men's lien, or
<br /> a�her lien �ouid be asserted �n accoun� o� the work, ser�ices, ❑r materials. Trusto�r will upan reques� o� Lender
<br /> furnish to Lender ad�ance assurances satisfactory t� Lender �ha� Trustor can and will pay the cost of such
<br /> impra�ements,
