Three (3), Grand Island Plaza Subdivision, except the East Ten (10.00) feet <br />thereof in the City Of Grand Island, Hall County, Nebraska. <br />201501 848 <br />Said easement contains a calculated area of 11,532 square feet or 0.265 acres <br />more or less of which 2,180 square feet is existing Utility and Trail easement as <br />described in Instrument Number 200610515 of the Register of Deeds Office of <br />Hall County, Nebraska. <br />Tract 3: <br />The South Forty -Five (45.00) feet of the North One Hundred Ten (110.00) feet of <br />an unplatted tract of land as described in Instrument Number 200411617 of the <br />Register of Deeds Office of Hall County, Nebraska, located in the Northeast <br />Quarter of the Northeast Quarter (NE' /4 NE1/4 ) of Section Twelve (12), Township <br />Eleven (11) North, Range Ten (10) West of the 6 P.M., in the City Of Grand <br />Island, Hall County, Nebraska. <br />Said permanent easement contains a calculated area of 9,000 square feet or 0.207 <br />acres more or less of which 2,845 square feet is existing Utility and Trail <br />Easement as described in Instrument Number 200610515 of the Register of Deeds <br />Office of Hall County, Nebraska. <br />6. The undersigned appraisers find that the amount of damages sustained by the <br />Condemnee, as owner of the below described real estate, by reason of the taking thereof by the <br />Condemner for public improvements for the temporary construction easements, to be in the amount <br />of Twelve Thousand and No /100 Dollars ($12,000.00) said real estate described as follows: <br />Tract 1: <br />A tract of land consisting of part of Lot Four (4), Grand Island Plaza Subdivision, in the City <br />Of Grand Island, Hall County, Nebraska, and more particularly described as follows: <br />Commencing at the Northwest corner of said Lot Four (4), thence on an assumed bearing of <br />S00 °58' 15 "W along the West line of said Lot Four (4) a distance of Fifty -Three and Ninety- <br />Six Hundredths (53.96) feet to the Point of Beginning, thence continuing S00 °58' 15 "W <br />along the West line of said Lot Four (4) a distance of Twenty (20.00) feet; thence <br />N89 °17'39 "E a distance of One Hundred Seventy and Eighty - Four Hundredths (170.84) feet <br />to the East line of said Lot Four (4); thence N00 °58' 1 5 "E along the East line of said Lot Four <br />(4) a distance of Twenty (20.00) feet; thence S89 °17'39 "W a distance of One Hundred <br />Seventy and Eighty -Four Hundredths (170,84) feet to the Point of Beginning. <br />
