201501539 <br />LIMITED POWER OF ATTORNEY <br />This Limited Power of Attorney (LPOA) is executed as of the 3rd day of March, 2008, <br />by Regions Bank d/b /a Regions Mortgage (Regions) having an office at 215 Forrest Street, <br />Hattiesburg, Mississippi 39401. <br />A. Regions hereby appoints JP Morgan Chase Bank, National Association (JPMCB) <br />as its true and lawful Limited Attorney in Fact and in its name, place, and stead and for its use <br />and benefit and with full power of substitution to perform at any time and from time to time <br />during the life of this LPOA any or all of the following acts for and on behalf of Regions: <br />(i) To execute, deliver, endorse, attest, witness, and acknowledge on behalf of <br />Regions all instruments, documents, or other writings customarily and reasonably necessary and <br />appropriate to collect payments against, liquidate, satisfy or cancel, partially release, modify, <br />discharge, extend, or subordinate of any mortgage included in that certain "Bulk Servicing <br />Rights Purchase and Sale Agreement" dated as of December 28, 2007, between Regions Bank <br />d/b /a Regions Mortgage (Seller) and JP Morgan Chase Bank, National Association (Purchaser) <br />(hereafter Mortgage Loan) in accordance with the servicing procedures and guidelines of the <br />Mortgage Loan owner /investor; <br />(ii) To execute and deliver on behalf of Regions as Servicer for <br />owner /investor any assignments, documents or instruments necessary to assign, convey, or <br />otherwise transfer its interest in the Mortgage Loan and any insurance contract or guaranty <br />relating to the Mortgage Loan including but not limited to the sell, conveyance, or assignment of <br />a mortgage and note to the Secretary of Housing and Urban Development or the Secretary of <br />Veteran Affairs; <br />(iii) To execute and deliver documents and pleadings on behalf of Regions as <br />Servicer for owner /investor in connection with any bankruptcy or receivership involving a <br />Mortgage Loan; <br />(iv) To execute and deliver on behalf of Regions as Servicer for <br />owner /investor any documents and pleadings necessary to carry out foreclosure of any property <br />securing a Mortgage Loan including but not limited to a substitution of trustee; <br />(v) To execute and deliver on behalf of Regions as Servicer for owner <br />/investor documents to effectuate an eviction, unlawful detainer or similar dispossessory <br />proceeding; <br />
