<br /> TRAIL VIEW ESTATES SUBDIVISION
<br /> OF GRAND ISLAND, NEBRASKA
<br /> Declaration of Protective Covenants, Restrictions and Conditions of all Lots of Trail
<br /> View Estates Subdivision, in the City of Grand Island, Nebraska to all binding
<br /> owners, purchaser or purchasers, their heirs, successors, assignees, grantees,
<br /> personal representatives, persons or parties claiming ownership of any and all lots
<br /> that are sold, held, given, conveyed or transferred shall be and are subject to all
<br /> of the following protective covenants, restrictions, and conditions that will run
<br /> with the land are as follows:
<br /> 1. All lots in the Trail View Estates Subdivision shall be zoned, described and
<br /> used as residential lots.
<br /> 2. All HOUSE PLANS for residential structure to be built or constructed on
<br /> any lot MUST BE APPROVED BY Trail View Estates and SSB Development,
<br /> L.L.C. for the benefit and protection of the value and desirability of Trail
<br /> View Estates Subdivision and comply with the Covenants and Restrictions.
<br /> 3. All construction and buildings shall also comply with all the requirements,
<br /> building codes, and ordinances of the City of Grand Island, NE.
<br /> 4. No apartment house, duplex, triplex, condominium, basement house or
<br /> town home shall be built on any lot not designated by Trail View Estates
<br /> and SSB Development, L.L.C.
<br /> 5. No pre-fabricated, modular, mobile home, trailer, tent, unsightly out
<br /> building, shed, shack, nor any type of building or house shall be moved
<br /> into the subdivision and placed upon a lot, nor shall any structure of
<br /> temporary nature be placed or used as a dwelling or residence.
<br /> 6. No barns, chicken houses, commercial work or sales shops, or other
<br /> buildings for the care and housing of fowl, rabbits, horses, swine or other
<br /> livestock shall be placed, maintained or used on any lot. No fowl, rabbits,
<br /> other animals or household pets shall be kept, bred or maintained for any
