<br /> R�GHTS AND REMEDf�S 4N DEFAULT, If an E�en�of Defiault occurs unde�this Deed of Trus�, a�any t�me thereafter,
<br /> Trustee or Lender may exercise any one or more of the�ollowing righ�s and remedies:

<br /> Agreement secured hereby, L�nder may declare al� Indebtedness secured by this Deed a�Trus�ta be due and

<br /> notice o�any kind. Th�reaf�er, Lend�r may:
<br /> �a} Ei#her in pe�son or by agent, with or w�thout bringing any ac�ian or proce�ding, or by a recei�er
<br /> appointed by a court and withaut regard to the adequacy of i�ts security, enter upon and take poss�ssion
<br /> ofi the Property, or ar�y part thereo�, in �'�s own nam�or in the name of Trustee, and do any acts which i#
<br /> deems n��essary or desirabfe to preserve the�alue, marketab�li�y or ren�ability of�h� Proper�y, or pa�t of
<br /> the Property or interes�in the Prope�y; increase the �ncome fram �he Proper�y or protect the securi�y ofi
<br /> the Propet�y; and, with or without tak�ng possession of th� Praperty, sue far or otherwise collec� fhe

<br /> Foreclvsu�e by Power vf Sale. lf Lender elec�s�o foreclose by exer�ise of�he Power of Sa�e herein contained,
<br /> Lender shall not��y Trustee and sha�l deposit wi�h Truste� this aeed af Tr�ust and the �redit Agreement and
<br /> such receipts and e�idence of expenditures mad�and secur�d k�y�his Deed af Trus�as T�ustee may require.
<br /> �a} Upan receipt of such notice��om Lend�r, Trustee shaCl cause to be r�carded, published and deli�ered
<br /> - to Trustor such Notice of Defau�� and Not��e o� 5a1� as then requir�d by law and by tnis C�eed of Trus�.
<br /> Trusfiee shall, w�thout demand on Trustor, afte� such time as may �hen be required by �aw and after
<br /> reeordation af such No�€�e o�Defaulfi and after Notice o�Sale ha�ing been gi�en as required by law, seli
<br /> �he Property at the time and pfa�� ofi sale fx�d.by it in such No���e of Sale, either as a who�e, or in
<br /> separate lo�s ar par�els or it�ms as Trustee shal� deem expedient, and �n such order as i#may determ�ne,
<br /> at public auc#ion to the high�st bidder for cash in lawful maney of the United States payab�e at the time
