<br /> It is covenanted and agreed that in case of default hereunder
<br /> or on breach of any covenant hereof the Mortgagee shall have every
<br /> remedy provided by law, equity , and statute for foreclosure of reaZ
<br /> estate mortgages , �ortgages of chatteZs reaZ , and chattel mortgages ,
<br /> and that the resort to one such remedy by such Mortgagee shall not
<br /> preclude or estop the Mortgagee , or its successors or assigns , from
<br /> resort to each and every other remedy , provided further that i £
<br /> default be made in the payment of such note or of any installment
<br /> due thereon or of interest or of any advances , monies , goods ,
<br /> credits , overdrafts advanced to it or for it hereunder , or in
<br /> covenants and agreements herein by the Mortgagor to be performed
<br /> or any attempt to be made to remove from said county , dispose of ,
<br /> or injure said property by the Mortgagor , or if the Mortgagee , its
<br /> successors or assigns , shall at any time in good faith believe
<br /> said debt insecure or fear diminution or waste of said property,
<br /> then it shall be lawful for the Mortgagee , its successors or assigns , .
<br /> by agent or attorney , to declare the whole sum or any and all sums
<br /> above specified to be due and payable without further aotice and to
<br /> take immediate possession of the property wherever it may be and for
<br /> that purpose rnay , with or without process of 1aw, enter upon the
<br /> premises of the undersigned or the holder of such property and �•
<br /> search for, take possession o £, remove , sell , and dispose o £ said �
<br /> property and all equity of redemption therein at public or private
<br /> sale as provided by law and retain out of the proceeds the amount
<br /> then due or decLared due on said note and any advances , monies ,
<br /> goods , credits ,, guarantees or overdrafts advanced to or for the
<br /> undersigned hereunder and a11 expenses incurred for pursuing ,
<br /> searching for , taking , removing , caring for , advertising and se11 -
<br /> ing such property , and any prior liens thereon , returning the
<br /> ' surplus , if any , to the Mortgagor . The said Mortgagor further
<br /> suthorizes the person or persons conducting the sale to adjourn the
<br /> sale if deemed in his or their opinion necessary £rom time to time
<br /> until said property be sold and to give a bill of sale to the
<br /> purchasers thereof which sha11 be conclusive as to the regularity
<br /> of all proceedings connected therewith and convey absolutely a11
<br /> of the right and title to said Mortgagors therein . Any such sale
<br /> shall be held at the premises or at the County Courthouse in Hall
<br /> County , Nebraska .
<br /> It is further agreed ( 1 ) that if the Mortgagor sha11 fail to pay
<br /> such taxes or procure such insurance or pay any installment of rent
<br /> pursuant to the terms of the lease described above , the Mortgagee ,
<br /> its successors or assigns , may pay such taxes , procure such insurance ,
<br /> or pay such installments of rent and such sums so advanced or paid
<br /> - with interest at 11'/e per annum sha11 be paid by the said Mortgagor
<br /> and this mortgage shall, stand as security for the same ; ( 2 ) that if
<br /> the said Mortgagor shall fail to pay any of said money , either
<br /> principal or interest , whe the same becomes due or shall fail to
