<br /> It is expressly stipulated and agreed tha .*_ the vendor ( s ) will submit herewith to the purch-
<br /> aser ( s ) an Abstract of Title , certified to date and that the purchaser ( s ) shall inform the
<br /> vendor (s ) within ten ( 10 ) days from the date of thi � contract as to the opinion of the
<br /> attormey for the purchaser ( s ) regarding the merchantibility of the title of the vendor ( s )
<br /> to such real property as shown by such Abstract oE Title . (Title has been approved as of
<br /> the date of execution of this contract . )
<br /> The vendor ( s ) further agrees upon the execution of tltis agreement by the parties hereto to
<br /> place in ESCROW with such BAKER REALTY , together with a
<br /> copy of this contract , a Warranty Deed conveying such real property to purchaser ( s ) , Free
<br /> 4 ' and clear of encumberances except the no exceptions and subsequent
<br /> real property taxes and any building restrictions and easements of record to date of this
<br /> agreement and further subject to any encumbrances and liens incurred by or permitted thereon
<br /> by purchaser ( s ) , and the vendor ( s ) upon payment by the purchaser ( s ) in full of the purchase
<br /> price , interest and advances , if any , by vendor ( s ) for the taxes or insurance (where neces-
<br /> sary ) with interest . Escrow fees shall be paid one-half by vendor and one-half by vendees .
<br /> If it becomes necessary to appoint a successor escrow agent the Commercial National Dank and
<br /> ` Trust Company is designated escrow agent .

<br /> i and authorize the escrow agent to pay for such transfer tax out of the monies of vendor ( s )

<br /> It is FURTHER AGREED THAT : purchaser ( s ) shall be given possession of such property ( real ) on
<br /> October 31 , 19 74 , provided , however , payments of the total sum of
<br /> $ 3 , 000 . 00 as herein provided for has been made by the purchaser ( s ) . Vendees
<br /> agree they have inspected the improvements on the premises and accept the same in their
<br /> present condition , further agreeing they have not relied on any representations made by �
<br /> vendor or her agents .
<br /> The purchaser ( s ) FURTHER COVGNANT AND AGREE : to pay annually all taxes and assessments
<br /> that may accrue , or be levied upon this contract at the interest of the vendor ( s ) therein
<br /> � as they 6ecome due and before they become delinquent , including 19 74 and 19 75 real
<br /> property taxes ; to keep the buildings , if any , on such real property insured against loss
<br /> by fire and extended coverage for the sum of $ 32 , 500 . 00 (where applicable ) , loss
<br /> if any , payable to the parties hereto as their interest may appear ; that if the purchaser ( s ) �
<br /> shall fail to pay such taxes and assessments , or procure such insurance ( if necessary ) and ' � -A �
