<br /> IL is further agreed and covenanted by the purchaser(s) wi[h L'l�e vendor(s) that: Time
<br /> is the essence of this conCract; if purchaser(s) sha11 neglecC or fatl to pay any of the
<br /> said monthly inGtallments, or any part tliereof, or taxes, a�sessments, or insurance
<br /> premiums (if any), when due, or fail to keep and perform any of the other terms and con-
<br /> ditions of this agreement on purchaser(s) part to be kept and performed as herein provid-
<br /> ed, time being the essence of this contact, then and in such case, the vendor(s), at the
<br /> vendor(s) option may cancel this contract and without notice, and in the event of such
<br /> exercise of this option by vendor(s) and payments made in accordance with this contract :
<br /> shall be forfeited by purchaser(s) and retained b� the vendor(s) as the reasonable comp-
<br /> ensaCion to the vendor(s) for the failure of the contract and the use by purchaser(s) of
<br /> such real property.
<br /> It is further agreed that in case purchaser(s) default in payment of any installment
<br /> payments of taxes or assessmenl-s or to provide Lire and tornado and extended coverage
<br /> insurance (if necessary), or fail to perform any of the covenants of this contract, ven-
<br /> dor(s) may �t vendor(s) optiun declare the entire amount ortr amounts due and payable
<br /> forthwith and recover same from purchaser(s) through�out and by any and all remedies which `
<br /> vendor(s) may have at law or in equity.
<br /> It is further agreed that the rights and remedies of vendor(s) under the contract shall
<br /> be cumulative and no right er remedy hereunder shall be exclusive of any other right or
<br /> remedy as provided for in tMs contract, or otherwise provided by law.
<br /> This agreement shall be binding upon the parties hereto, their executors, administrators,
<br /> heirs, and assigns.
