76. 1. (7 � <br /> X . <br /> The owner of each lot shall keep the weeds thereon cut and shall mow or <br /> - cut all weeds on his lot , not less than twice during the growing season . <br /> r XI . <br /> ' The purchaser of . a lot in the said subdivision shall construct his home <br /> within two years after purchasing the lot and the exterior of the house shall <br /> be completed within eight months from the start of construction . <br /> XII . <br /> No billboards or sign boards , ( except suitable signs for advertising the <br /> sale of any lot ) shall be erected or allowed to remain upon any lot . <br /> XIII . <br /> These covenants , restrictions and conditions are to run with the land <br /> and shall be binding on all parties and all persons claiming under them until <br /> April 1 , 1986 , at which time said covenants shall automatically be extended for <br /> successive periods of ten years unless by a vote of the majority of the then <br /> ?. fowners of the lots , it is agreed to change . the said covenants in whole or in <br /> part . <br /> t <br /> XIV . <br /> If the first party hereto , or his heirs orassigns shall violate or attempt <br /> to violate any of the covenants herein , it shallbe lawful for any other person or <br /> persons owning lots in said subdivision to prosecute any proceedings at law or in <br /> 4 equity against any person or persons violating or attempting to violate any such <br /> covenant and either to prevent him or them from so doing to recover damages or <br /> other relief for such violations . <br /> 3 <br /> XV . <br /> Invalidation of any of these covenants by Judgment , Court Order , or <br /> Federal Regulation shall in no way affect any other provision and they shall <br /> `. <br /> remain in full force and effect . <br /> This indenture and the faithful performance of the terms thereof shall <br /> be binding upon the heirs , administrators , executors , assigns , grantees and <br /> devisees of the said Western Heights Third Subdivision and upon the purchaser <br /> or purchasers of any lot or lots in said Western Heights Third Subdivision . <br /> In witness whereof , we have hereunto set our hands this 15th day of <br /> Mai , 1976 , ;ts <br /> �— <br /> .. <br /> 7 AA ., �g <br /> u IP1 t • J annice K .
