No structure shall be erected, altered, placed, or permitted <br /> to remain on any lot other than one detached modern single family dwelling not to <br /> exceed two stories in height, and not less than a two car attached garage, and not <br /> more than a three car attached garage. <br /> II. <br /> That no building shall be moved on any lot in Western Heights Third <br /> Subdivision. <br /> Ill. <br /> All buildings shall be set back from the front lot line or from the side <br /> lot line in conformity to the County zoning and building regulations of Hall <br /> County, Nebraska; or in the event said area is annexed to the City of Grand <br /> Island, Nebraska, then such set back may be in accordance with the building <br /> code and zoning regulations of the City of Grand Island, Nebraska. <br /> IV. <br /> No dwelling shall be built on any lot in this subdivision with less than <br /> Eleven Hundrel square feet (1100) of ground area enclosed in the structure <br /> exclusive of one story open porches and attached garages, nor less than Eight <br /> Hundred square feet (800) of ground area in the case of a story and one-half <br /> or two story structure. <br /> £ V. • <br /> No noxious or offensive trade or activity shall be carried on upon any <br /> lot or shall anything be done thereon which may be or become an annoyance or <br /> x• nuisance to the neighborhood. That no swine, cattle, sheep, horses or any <br /> other domesticated animals other than pets such as dogs and cats, which must <br /> be kept confined to the individual owners property, not bred or maintained <br /> for any Commercial purpose, and not allowed to run at will in the said Subdivision. <br /> VI. <br /> No trailer, basement, tent, shack, garage, barn or other outbuildings <br /> erected on any lot of this subdivision shall at any time he used as a residence <br /> temporarily or permanently nor shall any structure of a temporary character he <br /> used as a residence. <br /> VII. <br /> • <br /> That all installations of water systems and disposal systems must meet <br /> with COUNTY and/or STATE ORDINANCES, and NATIONAL CODE. <br /> VIII. <br /> No worn out or discarded autos, machinery or parts thereof shall be <br /> stored on any lot in said Subdivision, and no portion thereof shall be used <br /> • for the storage of autos, junk piles or any other kind of junk and/or waste <br /> • <br /> materials. .. <br /> 5.� <br /> IX. el <br /> No sod, earth, sand, gravel or trees shall be removed from said lots V.1A <br /> to the injury of the Value thereof, nor to the hindrances of the appearance i+ <br /> of any lot, and no unused building materials, junk or rubbish shall he left <br /> exposed on any lot, except during actual building and construction. <br /> L. <br />
