<br /> furn�sh ta Lender ad�ance assurances satisfac�ory t❑ Lender that Trustvr can and will pay fihe cast o� such

<br /> PR�PERTY DAMAGE 1N5URANCE. The follov+�ing pro�isivns rela�ing t❑ insuring�he Property are a part of this D�ed o�

<br /> Maintenance of lnsurance. Trustor shaE! procure and mainfiain poiEcies o� fire �nsurance wifih s�andard extended
<br /> co�erage endvrsements on a fa�r �alue basis �or fihe fu11 insurable �alue cv�ering all Imprvvemen�s ❑n �he Real
<br /> Prvperty in an amount sufficienfi t� a�oid application ❑f any coinsuran�e clause, and wi�h a standard ma�tgagee
<br /> �fause in favor❑f Lender,�ogether w�th such vther hazard and liability insurance as Lender may reasonala�y require.
<br /> Policies shal� i�e written in ��rm, amounts, co�erages and basis reasonably accep�able ta Lender and issued by a
<br /> � Company ar �flmpanies reasonably a�ceptable �o Lender. Trus�ar, upon reques� of Lender, wi�� deli�er�❑ Lender
<br /> from time to �ime the policies or certi�icates of insurance in form satisfactory to Lender, in�luding stipula�ions that
<br /> co�erag�s will no� be can�elled or diminished wi�hou� at least ten �'[�} days privr written no�ice �to Lend�r. Each
<br /> insurance pvli�y als❑ shall include an endorsement pra�iding fihat �o�erage in faW�r o�f Lender vuill not be impaired

<br /> area, Trust�r ag�ees to ob�tain and maintain Federal Flood lnsurance, Ef a�ailable, wEthin 45 days after no�ice is
<br /> gi��n 1�y Lender that the Property is laca�ed in a special �Flood ha�ard area, �ar�he fufi unpaid prin�ipal balance ��
<br /> �he loan and any prior li�ns on fihe properfiy securing the lnan, up t❑ the maximum policy limits se�t under the
<br /> National Flaad Cnsurance Program, or as otherwise required by Lender, and�o maintain such insurance for the�erm
<br /> of�he loan.
<br /> Applicatian o�Prviceeds. Trustor shall promptly nvtify Lender o� any lass or damage �o th� Property. Lender may
<br /> make prov�F ❑� �055 if Trustor fails �o do so within fifteen {�5� days of the �asualty. Whe�her or no� Lender's
<br /> security is impaired, Lender may, at Lender's elec�ion, rece��e and refiain fihe praceeds ❑f any �nsurance and apply
<br /> the prviceeds �o �he reduction of the Indebfiedness, payment of any �ien affecting th� Pr�perty, �r �he r�s�ara�ion
<br /> and repair of the Property. �f Lend�r efects to apply�he proceeds to restoration and repair, Trustor shall repair or
<br /> replace the damaged ❑r des�royed lmpra�emen�s in a manner satis�actvey to Lender. Lender shall, upon
<br /> satis�actvey pr��f �� such expenditure, pay ar reimburse Trustor �r�m the proceeds fo�- the reas�nable cos�k af
<br /> repair or res�ora�ion if Trustor is nofi in de�ault under this �eed of Trust. Any praceeds which ha�� na� been
