201405295 <br />Credit Limit does not apply to interest, finance charges, and other fees and charges validly incurred by Borrower <br />under this Security Instrument. The Credit Limit also does not apply to advances made under the terms of this <br />Security Instrument to protect Lender's security and to perform any of the covenants contained in this Security <br />Instrument. <br />(G) "Property" means the property that is described below under the heading "Transfer of Rights in the Property." <br />(H) "Riders" means all riders to this Security Instrument that are executed by Borrower. For this purpose, Borrower irrevocably grants and <br />conveys to Trustee, in trust, with power of sale, the following described property located in the COUNTY of HALL: <br />LOTS NINE (9) AND TEN (10), BLOCK EIGHT (8), BRETT AND JOHNSON'S ADDITION TO <br />TWOOD RIVER, HALL COUNTY, NEBRASKA. <br />which currently has the address of: 504 E 12TH ST <br />WOOD RIVER, NEBRASKA 68883, ( "Property Address "): <br />TOGETHER WITH all the improvements now or hereafter erected on the property, and all easements, <br />appurtenances, and fixtures now or hereafter a part of the property. All replacements and additions also shall be <br />covered by this Security Instrument. All of the foregoing is referred to in this Security Instrument as the "Property." <br />BORROWER COVENANTS that Borrower is lawfully seised of the estate hereby conveyed and has the right <br />to grant and convey the Property and that the Property is unencumbered, except for encumbrances of record. <br />Borrower warrants and shall defend generally the title to the Property against all claims and demands, subject to any <br />encumbrances of record. <br />ADVANCES <br />Any advances made under the HELOC may be made, repaid, and remade from time to time, subject to the <br />limitations of the HELOC. Regardless of whether the Secured Indebtedness is reduced to a zero balance, this <br />Security Instrument shall remain in effect until released or reconveyed. <br />Any advances made in excess of the Credit Limit shall not be secured by this Security Instrument unless <br />(i) Lender agrees to increase the Credit Limit and complies with any subsequent disclosure, rescission, and other <br />requirements under Applicable Law and (ii) Borrower agrees to execute any documents Lender requires to evidence <br />and secure the increase in the Credit Limit.
