customers, invitees, employees, and agents) as the owner of Tract 2 and to all parties <br />subsequently claiming ownership of Tract 2 through Grantee (and its successors and assigns) to <br />use Tract 1 for parking and for ingress and egress over, through and upon Tract 1. <br />3. Covenant Against Interference. Grantor covenants that no building or other <br />improvement shall hereafter be constructed on Tract 1. <br />4. Obligations of Grantee. Grantee agrees to remove snow from Tract 1 and maintain <br />and repair the parking lot surface situated on Tract 1. <br />5. Binding Effect.
