<br /> Lender's priar writ�en cvnsen�. As a �ondit�on t❑the remv�al ❑�f any lmprv�em�n�s, Lender may require Trus�or��
<br /> make arrangemen�s satis�actory �o Lender to rep�ace such fmprv�ements w�th lmprovements of a� least equa�
<br /> �alue.
<br /> Lender's Right#v Enter. Lender and Lende�r's agenfis and represen�a�i�es may en�er upon �h� Real Property at afl -

<br /> Cvmpliance wi�h Gor��rnmen�al Requirements. Trus�or shall prompt�y camp�y wi�h all jaws, ordinances, and
<br /> regula�ions, nvw flr hereafter in effect, of all go�ernmental authorities appli�ab�e fia the use ❑r �ccupancy vf fihe
<br /> Property, including without I�mitation,-�he Americans With Disabilities Act. Trus�or may can�est in good fai�h any
<br /> such law, ❑rdinance, or regulation and withhold campliance during any,�pro�eeding, including appropr�a�e appeals,
<br /> � so long as Trustor has nafiified Lender in wri�ing prior ta dving s❑ and so long as, in Lender's sole vpin�an, Lender's
<br /> interes�s �n the Prvperty are not jeopardi�ed. Lender may require Trus�or tv post adequate securi�y or a surety
<br /> bvnd, reasonabiy satis�acfiory ta Lender, �❑ protect Lender's interes�.
<br /> Duty fio Protect. Trus�or ag�-ees nei�her ta ahand�n or lea�e unattended �he Property. Trustor shall dv al� othe�
<br /> acts, in addit�on to thase acts set forth abave in�his sec�ion, which from �he character and use v��he Proper�y are
<br /> reasonab�y necessary to protect and preser�e�he Proper�y.
<br /> aUE�N SALE-C�NSENT BY LENDER. Lender may, at Lender's ap�ion, declare immedia�efy due and payable all sums
<br /> secu�-�d by�his �eed o�Trust upon the sale or�rans�er, wi�hout Lender's prior written cons�n�, of a�l ❑r any part af the
<br /> Real Praperty, or any in�erest in the Real Property. A "sale or transfer" means the con�eyan�e ��Real Praper�y or any
<br /> righ�, �itle or interest in the Real Property; whether �egal, bene�icia� or equitable; whether �aluntary o� in�oluntary;
<br /> whe�her by �u�righ� sale, de�d, installmen� sal� contract, land cont�ract, contract #ar deed, leasehoEd interes� with a
<br /> term greater than�hree �3� y�ars, lease-opfiian �vntrac�, vr by sale, assignment, or�ransfer vf any bene�ficial in�erest in

<br /> TA�ES AND LIENS. The follvwing pro�isi�ns relating t❑ �he taxes and liens ❑n the Proper�y are par� of this Deed of
<br /> Trust:
<br /> Payment. Trustor shall pay when due �and in all e�en�s priar�v de�inquen�y} all�taxes, special�axes, assessments,
<br /> charges ��ncluding water and sewer}, fines and impasitians le�'ied against vr vn account of the Property, and shaE[
<br /> pay when due all c�aims �or work done ❑n or for ser�ices render�d ❑r mate�-ia! �urnished �o�he Prvperty. Trustflr

<br /> shall maintain the Proper�y free o�all liens ha�ing p�ivri-�y❑�er o�-equal �v the interest o�Lender under�his D��d o�
<br /> T�us�, ex�ep� for the lien v� taxes and assessments na� due, except for the Existing Indeb�edness referred �o
<br /> beEow, and except as o�herwis�prv�ided in this ❑eed�f Trust.
<br /> Right to Contest. Trustar may withhold payment❑f any tax, assessment, or claim in connection wi�h a gavd fiaith
<br /> disput� a�er the ❑bligation to pay, s❑ fong as Lender's in�erest in�he Prvperty is n�t jevpardized. If a lien arises vr
<br /> is -Filed as a result ❑f nonpayment, Trustor shall within fifteen ��5} days a�fter the lien arises or, if a lien �s filed,
<br /> withEn fi�teen �'�5� days after Trustvr has notice af the �filing, secure fihe discharge of�the lien, ❑r if requested by
<br /> Lender, deposit wEth Lender�ash or a sufficient corpara�te surety bond or other se�urity satEsfacfivey t❑ Lender in an
<br /> amount su��i�ient�o discharge the �ien plus any costs and attorneys' fees, or ather charges that cauld accrue as a
<br /> result of a fareclosure�r sale under fihe lien. �n any cvntes�, Trustor shall defend i�seEf and Lender and shall sa�is�y
<br /> any ad�erse judgment before enfarcem�n�against the Praperty. Trustor sha�� name Lender as an additiana� obligee
<br /> under any surety bond furnished in the �vntest proceedings.
<br /> EWidence vf Payment, Trustor shall upon demand furnish to Lender satisfactory evidence a� payment o�the taxes
<br /> or assessments and shall authorize�he app�apriate ga�ernmenta� vfficial to deli�er�❑ Lender a�any�ime a written
<br /> statement❑#�he taxes and assessments against the Prvper�y.
<br /> Notice of Cvnstru�tion. Trustor shall r�oti#y Lender at least fifteen ��5} days before any wnrk is commenced, any
<br /> ser�ices are�urnished, or any materials are suppEied to th� Property, if any mechanic's lien� materialmen's lien, ar
<br /> . v�her lien �ould be asse�ted on ac�aun� of the work, services, ❑r materiafs. Trus�ar will upon request af Lender
<br /> �urnish ta Lender ad�ance assurances safiisfactory �o Lender that Trustvr can and will pay �he cost o�F such
<br /> impra�ements.
<br /> PR�PERTY ❑AMAGE [NSURANCE. The�vllowing prvvisions re�a��ng to insuring�he Property are a part of th�s Deed of
