<br />		Borrower st►all promptly givc I.cnder writtcn noticc of any investigation, claim, demand, lawsuit or other action by any
<br />   	governmental or regulatory agency or private parry involving the Property und any Haaardous Substonce or Environmental Law
<br />   	of which Borrower has actual knowlcdge. If Borrowcr lcarns, or is notificd by any govcrnmental or regulatory author�ry, that
<br />   	any removal or other remediation of any Haznrdous Substance nffecting the Property is necessary,Borrower shall promptly take
