That a copy of the notice of Trustee's sale was mailed to Baltazar Palma - Ambriz and Gloria Palma - Ambriz, and all parties entitled to notice by certified mail, postage prepaid, on September 9, 2013, and by regular first -class mail on October 1, 2013; 6. Grantor conducted the sale of the real property at public auction on October 18, 2013, at 10:00 a.m. at the First Floor of the Hall County Courthouse, 111 West First Street, Grand Island, Hall County, Nebraska, as provided in the notice of sale. Grantor accepted the bid of Bank of Clarks in the sum of Seventy -six Thousand Dollars ($76,000.00) as the highest bid upon said real property. Grantor has complied with the requirements of the above referenced Deed of Trust and the requirements of Nebraska Statutes, Section 76 -1001 through 76 -1018 known as the Nebraska Trust Deeds Act in the exercise of the sale of the real property described herein at the Trustee's sale held on October 18, 2013. This Deed shall operate to convey to the Grantee, the Grantor's title and all right, title, interest and claim of the Trustor and his successors in interest and of any and all persons claiming by, through or under the Trustor, in and to the above - described real property including all such right, title, interest and claim in and to such property acquired by the Trustor subse- quent to the execution of the Deed of Trust.
