<br /> constiuction and to replacx any work or me�torlals unsatisfactory to Bencficiary within tiftxn(1 S)days
<br /> after notice from Hcmficiary of such fact. If eaid work upon thc construcdon or nstoration of the
<br /> building or buildings shall be discontlnued for a pedod of fiftan (15)days,Beneficiary may�at its
<br /> optton,also enter into and upon the Ttust Proporty and complete thse wnstrucdon or restoratlon of said
<br /> building or buildings.Trustor hereby gives to Beneficis,�cy full authority and pQwer to make sach entry
<br /> and w ent�r into such contracts or arrangements as may be nxessary to complete or�+estore said
<br /> building or buildings and all monies expended by Beneficiary in connection with such completion or
<br /> restoration shaU be added to the prIncipal thereto�or�e advanced under the Note and seeuc+ed by these
<br />= pnsents and shall be payable by Trustor on demand with intenst at tho Befault Rate.

<br />- 5. Insurance.
<br />' (a) Pronerty and Other Insnrancx. Tnistor shall abtaia and maintain in fuU force and effect
<br />- during the term of this Deed of Trust such insurence as BeneficIary r�ay reasonably
<br /> require from time to tame specify by notice to Tcusror,including, without limitation,
<br /> insurance providing(i)protxtlon against fire,extended coverage and other all rIsk
<br />:� perils.including earthquake(if required by Bemficiary)and flood,(whec+e required),
<br /> � wlth endorsements for waiver of submgation,nplacement cost coverage,inflation
<br /> .f adjustment,and vandalism and malicious mischlef coverage, all in amounts not less
<br /> �� than the full nplacemeat cost of all improvemeats including the cost of debds
<br /> ? removal, (iI) compnhensive general public liability coverage with a broad fortn
<br /> coverage endorsement and a combined single limit of at least S2�000,000,and (iii)
<br /> business intenuption and/or rent loss insurance (equal tc� tv�►elva (12) months
<br /> annualized income). If any portion of the fin and other rIsks insucrd as provided
<br /> herein are reinsured,the policies shall contain a so�ailed"cut-through"endorsement.
<br /> � (b) Insurance Companies and Po�icies. All such insurance shall be wtitten by a company
<br /> ; or companies acceptable to Sen�ficiary with an A Category or better rating by A.M.
