<br /> 12. Lak Clwrges. The Nou provides that if any paynieiit is not rc:.civctt by Beneflciary �
<br /> (or by the comespondent if a comespondent has been deslgnated by Heneflclary to nceive paymenta)
<br /> within five(S)calendar days after its due date,Beneficiary.at its aption,may assess a late charge
<br /> r,qual to five cents for aach 51.00 of ea�ch overdue payment or the maxlmum late charge permitted by
<br /> the laws of the State whcre the Trust Property is located,whichever is loss. Such late chsrgc shall be
<br /> due and payable on demand,and B�neficiary,at its optlon,may(a)refuse any late payment or any
<br /> subsequent payment unless accompanied by such late charge,(b)add such lato charge to the principal
<br /> balance af the Note,or(c)treat th�failun to pay sueh late charge as demanded as a default hereunder.
<br /> If such late charge is added to the pdncIpal balanc�of the Note,It shall bear interest at ihe Default
<br /> Rate.
<br /> � 13. Dettcieacy.Trustor consents to a personal deficiency judgment for any part of the debt
<br /> hereby secured whIch shall not be paid by the sale of the Trust Property, unless such judgment is
<br /> . prohibited Uy law. Any Tiustor who is a married person henby expressly agrees that recourse may
<br /> ' bo hact aga�nst his or h�r ather property, however owned, but without hereby creaHng any liea or
<br /> charge thercon,for any deficiency due after sale of the Trust Properry;exapt that this provtsion shall
<br /> not apply in the case of a Ttustor who executes this Deed of Trust but not the Nc:�secured hereby.
