The Village and Verizon Wireless are at times collectively <br />referred to hereinafter as the "Parties" or individually as the "Party ". <br />WHEREAS, The Cairo Athletic Association, Inc. granted a perpetual easement to <br />the Village pursuant to an Easement Agreement dated May 12, 1994 for the property located at <br />205 East Kansas Street, Cairo, Nebraska 68803 (the "Premises "); and <br />WHEREAS, the Premises is described in Exhibit A, attached hereto and <br />incorporated herein by reference; and <br />WHEREAS, the Village subleased a portion of the Premises to Verizon Wireless <br />pursuant to a Water Tower Attachment Communication Site Agreement dated December 18, 2001 <br />(the "Lease "); and <br />3OO � <br />
