If Borrower iearns, or is noti£ied by any governmental or <br /> regulatory authopty, or any private parry, tYiat any removal or other remediation of any IIazardous Substance <br /> affecting the Property is necessary, Borrower shall prompCly take all necessary reinedial actions in <br /> accordance with Environmental Law. Nothing herein shall create any obligaUon on Lender for an <br /> Environmental Cleanup. <br /> Non-Uniform Covenants. Borrower and L ender covenanc and a�n ee as follows: <br /> 22. Acceleration; Remedies. Lender shall give notice to Borrower prior to xcceleration following <br /> Borrower's hreach 6f any cpvenant or agieement in this Secnrity Instrament(but not prior to <br /> acceleration�der Section 1$imless Applicable Law provides otherrvise). Truatee, �vithoat demand on Borrower, shall sell Yhe Prpperty at pubIiC <br /> auction to the lughest bidder at the time and place and under fhe terms designated in the no&ce of sale <br /> in one or more gxrcels aad in any order Trusfee de8ermines. Trustee may posfpone sale of all or any <br /> parcel of the Properfy bp public xnnovncement at the time and place of any previously seheduled sale. <br /> Lender or its designee may purchase thc Prop¢rty af any sale. <br /> Upon receipt of payment of the price bid, Trustee shall deliver to the purchaser Trustee's deed <br /> conveying the Property. The recitals in the Trustee's dced shall be prima facie evidence of the truth of <br /> the sMYemeuts made therein. Trustee shall apply tlie proeeeds of tlie sale in,the follow'sng order.
