<br /> mente, appurtenancee and privileges thereunto belonging or in anywise
<br /> appertaining, aahether now or hereafter acquired, whlch ehall include, without

<br /> bonuees and benefits under any exieting or future oil, gas or mineral or
<br /> other leaseaj all easements and righta of way; all righte of homestead
<br /> and homestead exemption and any surviving spouee•s marital or diatzibu-
<br /> tive ahare, and all other contingent righte in and to said premiees; and
<br /> All fixturee, improvements, buildinga, and the plumbing, hea�ing,
<br /> vent.ilating and �ighting systems and equipment therein, all of which
<br /> ehall be conatrued and conaidered as affixed to and part of the real
<br /> eetate.
<br /> Al1 of the foregoing estate, property and interest hereby conveyed to the
<br /> said Truatee ia hereinafter collectively referred to as the "Property. "
<br /> TO HAVE AND TO HO.LD the same unto the said Trustee, Truatee's succesaors
<br /> arid aesigne forever, IN TRUST HOWEVER and WITH POWER OF SALE hereby expresaly
<br /> granted unto the said Truetee, Truatee's successors, and assigne for the
<br /> purpose of eecuring:
<br /> (a) The payment ot Trustor's juat indebtedneas to Beneficiary in the
<br /> principal sum of Twenty Thousand Dollars ($20,000.00) for money borrowed,
<br /> with intereat thereon, all ae evidenced by and in strict accordance with the
<br /> terme of that certain promiesory no�e hereinafter called the "Note", bearing
<br /> even date herewith m�de payable to the order of Beneficiary, executed by

<br /> payment �f eaid indebtedneea in installmente, eubject ta acceleration of
<br /> maturity on default in the payment of any inetallment of principal or

<br /> contained in thie Deed of Trust;
<br /> (b) The performanae of each agreement, covenant and warranty of 'Pruetor
<br /> herein Cr+ntainPd or. aet forth in the Note or any agreement cr in�trument
<br /> executed by Trustor in connsction with the indek�tednese hereby secured; and
<br /> (c) The payment of any sum or eums of money with interest thereon which
<br /> may be hereafter paid or advanced under the terme of thie Deed of Trust.
<br /> NDW, THEREFORE, TO PROTECT THE SECURITY OF THIS DEED OF TRUST, Trustor
<br /> does for Truator. and for Truetor'a heira, repre�entatives, vendeee,
<br /> sucaessore and aseigns, the owners of said Property, hereby expreealy
<br /> covenant, agree and •�,varrant to and with the Trustee and Beneficiary, and
<br /> their succeosors, vendees and aeeigne:
<br /> First: That the Truetor hereby covenants and agrees, to the extent
<br /> permifited by law, ae Eollowe: (a) to pay promptly when due the principal and
<br /> intexest and other sums of money pravided for in the Note and in this Deed of
<br /> Truet; (b) to promptly pay before delinquency all taxes, assesementa and
<br /> other chargee imposed by law upon the Property, the Trustor's interest
<br /> therein, or upon tbis Deed of Truat ar the Nate; provided, hnwever, that in
<br /> the event af any change of the law providing for �he taxation of deede of
<br /> truat or debts thereby aecuxed so as to affect this Deed of Tx�ust, the entire
<br />_ indebtednesa secured lzereby sY�all at the option of the Beneficiary become due
<br /> and payablej (c) to keep the above-described Property and the improvementa
<br /> - thereon in good condition and repair and not to commit or suffer waete

<br /> insurance against such hazards on the buildings and improvemente now or
