<br />  			Borrower shall be in defaulf if any acfion or proceeding, whether civil or crimin��iL, is begun tliat, in Lender's
<br />  			j udgment, could result in forFeiture of the�'roperty or other material impairnient of Lender's interest in the
<br />  			Property or rights under trus Security Ivsirument. Borrower can cure such a default and, if acceleration has
<br />  			occuried, reinstate as yrovided in Secrion 14, by causing the action oe prpceeding to be dismissed�rikh a
