<br /> The Punds shall be held in an institution whose deposits are insured by a federal agency, instrumentality,or
<br /> entity(including Lender,if Lender is an ins[itution whose deposits are so insured)or in any Federal Home
<br /> Loan Sank. Lender shall appty the Funds to pay the Escrow items no later than the time specified under
<br /> RESPA. Lender shall not charge Borrower for holding and applying tha Funds,annualty analyzing the
<br /> cscrow account; or��erifying the Escrow Items, unless Lender pays Borrower interest on the Funds and
<br /> Applicable Law pennits Lendcr to make such a charge.Unless an agreement is inade in writing or
<br /> Applica6le Law requires intetest to be paid on the Funds,Lender shall not be required to pay Bosower any
<br /> interest or earnings on the Funds. Borrower and Lcnder can agee in writing, however,that interest shall be
<br /> paid on the Funds. Lender shal]give to Bortower,without charge, an annual accounting of the Punds as
<br /> requued by RfiSPA.
<br /> If there is a siuplus of Fnnds held in escrow, as defined under RESPA, Lender shall accotmt to Aorro�uer for
<br /> the exccss funds in accordance with RESPA. If thcre is a shortage of Punds held in escrow,as defined under
<br /> RESPA, Leuder shall notify Borrower xs required by RESPA,and Borrower shall pxy to Lender the amount
<br /> nesessary to make up the shortage in aceordance with RESPA, but in uo more than 12 monthly payments. If
<br /> there is x deficienry of Funds held in escrow, as defined under RESPA,Lender shall notify Bortower as
<br /> required by RESPA,and Borcower shall pay to Lender the amount necessary to make ttp the deficiency iu
<br /> accordance wi[h RESPA,but in no more than l2 monthly payments.
<br /> Upon paymeut in full of all sums secured by this Securiry Instrument,Lender shall promptly refund to
<br /> Borrower any Funds held by Lender.
<br /> 4. Charges;Liens.Borrower shall pay all tases, assessments, charges, fines, and impositions attributable to
<br /> the Property which can attain priority over this Security instrumcnt, leasehold payments or ground rents on
<br /> the Property, if any,and Community Association Dues,Fees, and Assessments,if any. To the exten[that
<br /> these items are Escrow Items,Borrower shall pay thcm in tNc manner provided in Section 3.
<br /> Bosower shall promptly discliarge arry lien whic6 has priority over this Security Instrument unless
<br /> Borrower. (a)agrees in writing to the payment of the obligation secured by the lien in a manner acccp[able
<br /> to Lcndcr,but only so long as Sorrowcr is performiug such agrccmcnt; (b)contcsts thc licn in good faith by,
<br /> or defends against enforccment of thc lie�in, legal proceedings which in Lender's opinion operate to prevent
<br /> the enforcement oFthe lien while those proceedings are pending,but only until such proceedings are
<br /> concluded;or(c)secures from the holder of the lieu an agreement satisfactory to Lender subordinating the
<br /> lien to this Security Inshvment. If Lender determines that any p�ut of the Property is subject to a licu which
<br /> cxn attain prioriry over this Security Instrument, Lender may give Bonower a notice identifying the Iien.
<br /> Within 10 days of thc date on which that notice is given, Borrower shall satisfy the lien or take one or more
<br /> of the actions set forth above in this Scction 4.
<br /> Lender may�equire Borrower to pay a oue-time cliarge for a�eal estatc tax verification and/or reporting
<br /> service used by Lender in connection with this Loan.
<br /> 5. Property Insurance.Borrower shall keep the improvements now existiag or hereafter erected on the
<br /> Property insured against loss by Cire,hxzazds included within thc term "cxtended covcrage,"and any other
<br /> hazards including,buc not limited to,eadhquakes and floods, for which Lender requires insurence. This
<br /> insivance shall be maintained in Yhe amounts(including dedactible levels)and for the periods thnt Lender
<br /> rcyuires. What Lender requires pursuant to the preceding sentences can change during the term of the Loan.
<br /> The insurance earrier providing the insivance shall be chosen by Borrower subject to Lender's right to
<br /> disapprvve Borrowcr's choice, which right shall not be excrcised unreasonably. Lender may require
