Preservation, Mai�rtenance and Protection of the Property; Inspectbns. Borrower shall not des�oy, <br /> damage or impair the Property, allaw the Property to de,teriorate or commit waste on the Property. Whether <br /> or not Hoaower is residing in the Property, Borrower sl�all maintain the Proper[y in order to prevent the <br /> Property from deteriorating or decreasing in value due to its condition. Unless it is d�ermined pursuant to <br /> Setrtion 5 that repair or restoration ia not uonomically feasible, Borrower sball promptly repair the Properry <br /> if damaged to avoid further deterioration or damage. If insurance or candemnarion proceads are paid in <br /> coffiection with damage to, or the taking of, the Property, Borrower shall be responsible for r�airing or <br /> restoring the Property only if Lender has released procceds for auch purposes. Lender may disbiase proceeds <br /> far the repairs and restoration in a single payment or in a series of progress payments as the work is <br /> completed. If the insurance or condenmation proceeds are not sufficient m repair or restora the Property, <br /> Borrower is nM relieved of Horrower's obligarioa for the compl�ion of aucb repair or resswration. <br /> Lenda or its agent may make reasonable enhies upon and inspections of the Property. If it has reasonable <br /> cause, Lender may inspect the imerior of the impaovemems on the Property. Borrower shall be in default if, during the Loan app(ication process, <br /> Horrower or any persons or eotides acting at the direchion of Borrower or with Horrower's lmowledge or <br /> consent gave materially faLse, misleading, or inaccurate information or statemente to Lender(or failed to <br /> provide Lznder with maberial informarion)in connection with the I.oan. Material representations include, but <br /> are not limited to, representations concerning Bonower's occupancy of the Property as Horrower'a principal <br /> residence. <br /> 9. Lender'e actions can include, but are not limited to: (a)paying�y aums secured by a lien <br /> which has priority over tlris Sec�rity Inslrument; (b)appearing in caurt; and(c)paying reasonable attorneys' <br /> fees to probect its interest in the Property and/or rights under tlus Security Instrument, including its secured <br /> position in a banlauptcy proceeding. Securing the Property includes, but is not limited to, entering the <br /> Property to make repairs, change locks, replace or board up doors and windows, drain water from pipes, <br /> eliminate building or other code violatians or dangerous conditions, and ha�e utilities tumed on or off. <br /> Although Lender may take action uoder ttris 3ection 9, Lender does not have to do so and is not�mder aoy <br /> duty or obligation to do so.
