201205311 <br />If the power of sale is invoked, Trasta shall record a notice of defanit in each county in which any <br />part of the Property ia located and ahall mail copiea of sach notice in the manner prescribed by <br />applicable law to Borrower and to the other persons preacrlbed by appHcable law. After the dme <br />reqnirai by appllcable law, Trastee shall give pnblic notice of sale to the persons and in the manner <br />prescrlheci by applicable law. Trustee, wlthoat demand on Borrower, shall sell the Property at pnblfc <br />anction to the higheat bidder at the dme and place and nnder the terma designated in the nodce of eale <br />in one or more parcels and in any order Trastee determines. Trastee may postpone sale of all or any <br />parcel of the Property by pnblfc annoancement at the time and place of any previously scheduled sale. <br />Lender or its desfgnee may pnrchase the Property at any sale. <br />If the Lender's interest in this 5ecnrity Instrament is held by the Secretary and the Se,cretary r�uires <br />imm�iate payment in fnll nnder Paragraph 9, tLe 5ecretary may invoke the nonjndicfal power of sale <br />provided in the Single Family Mortgage Foreclosare Act of 1944 ("Act'� (12 U.S.C. 3751 et seq.) by <br />reqnesting a foreclosnre commissioner designated nnder the Act to wmmence forecloanre and to sell <br />the Property ae provided 1n the Ac� Nothfng in the preceding sentence shall deprlve the Secretary of <br />any rlghta otherwise available to a Lender nnder this Paragraph 18 or applicable law. <br />Upon receipt of payment of the prYce bid, Trostee ahall deliver to the pnrchaser 1 rastee's d� <br />conveying the Property. Trustee sUall reconvey the Property without warranty and <br />without charge to the person or persons legally entitlefl to it Such person or persans shall pay any <br />recordation costs. <br />20.
