The preceding t�vo <br />sentences shall not appl}' to the presence, use, or storage on the Properh of sntall q�wntities of Haz�araous <br />Substances that are generallti recognized to be appropriate to norrnal residential uses anJ to ntaintenance of <br />the Yropert�� (including, but not limited to, haz�rJous substances in conswner pro�lucts). <br />]3orro�aer shall promptly give Len�ler i�Titten notice of (�) �nti� in��estigation, clann, clemana, la�vsuit or other <br />action b}� am� govermnent�l or regulatory agenc�• or pri�•ate plrty involving the Propertti� and any Hazardous <br />Suhst�nce or F.nviromnental I.,<i�v of which Borro��er h�s actual hnowledge, (b) �n�� Enviromnental <br />Condition, including but nc�t limited to, any spilling, ]e�king, �lischarge, rele�se or threat of release of auti� <br />H�rar�lot�s Substance, an�l (c) an}� condition caused by the presence, usc or release of' � Hazardous Substance <br />��hi�h adversel� affects the ��ah�e of the Property. If 13orrower learns, or is notified b�• am• go��errunental or <br />regulator�� �uthorit}�, or an�� pri��ate part��, that an}- removal or other remediation of an}• Hazardous Substance <br />aYYecting the Propert�� is necessarp�, Borro�ver sh�ll promptly take all necessar� remedial actions in <br />�iccordance ��itl� F.m�iromnental L��a. Nothing herein shall create am obligation on Lender Yor an <br />I',m�iromnent�l Cleanup. <br />Non-Uniform Covenants. Borrower and Lender covenant �mcl agree as follows: <br />22. Acceleration; Remedtes. Lender shall gi��e notice to Borrower prior to acceleration follo��•ing <br />Borro�t�er's breach of an�� covenant ar agreement in this Security Instrument (but nat prior to <br />acceleration under Section 18 unless Applicable Law provides otherwise). The notice shall specifj�: (a) <br />the default; (b) the action required to cure the clefault; (c) a date, not less than 30 da,ys from the date <br />the notice is �i��en to Borro«er, b�� ��hich the default must be cured; and (d) that failure to cure the <br />default on or before the date specified i� the notice ma�� result in acceleration of the sums secured by <br />this Securit�� Instrument and sale of the Propert}�. The notice shall further inform Borrower of the <br />right to reinstate after �cceleration and the right to bring a court action to assert the non-esistence of a <br />default or an�• uther defense of Borrower to acceleration and sale. If the default is not cured on or <br />before the date speci�ed in the notice, Lender at its option may� require immediate payment in full of <br />all sums secured by this Securit,y Instrument without further demand and may invake the power of sale <br />und �n}� other remedies permitted by Applicable Law.
