<br /> (c) Trustee may consult with counsel of Trustee's own choosing and the advise of such
<br /> coi.►nsel shall be full and complete authorizatian and proteccion in respect to any actian
<br /> taken or suffered by Trustee hereunder in good faith and in reliance upan such advise;
<br /> (d) Trustee shall not be liable for any action taken by Trustee in good faith end reasonably -
<br /> believed by Trustee to be authorized or within the discretian or rights or pawers conferred
<br /> upon Tiustee by this Trust Deed.
<br /> 16. Bven.�,g of Default. Any of the following evcnts shall be deemed an event of defa�under this
<br /> Trust Deed:
<br /> (a) Trustors sh�ll have failecl to perfAxm any cuvenant by Trustors to be performed hereia;
<br /> BeneBciary shall have given Trustors written nodce of the failure of Trustors to perform
<br /> their covenunts hereunder;and Trustors shall have failed to remedy such failui�to perform
<br /> within 30 days after suct�wxa�en notice from Beneficiary to Trustars of th+��i:�t�ure of
<br /> Trustors to perfornl;
<br /> (b) Trustors shall have failed to pny any installment due o�the Note secura3 he:eby on or
<br /> before 30 days ufter the due c3aaa tliereof;or
<br /> (c) Trustors shall have sold or encumbered the Propeity in violation of paragraph"11.

<br /> ' 17. �celeratip�upon Dy�a�lt,Additianal R�m�dica. Should un�ygnt of default occtar,
<br /> BeneHc�ury may declare a��indebtedness secured hereby to be due and psXa�ble and the �ame sUaU
<br /> thereupon become due and payable without a�y presentment,dernand,protest�or notice of any
<br /> kind. Thereaft�r,BeneSciary may:
<br /> (a) Either in person or by egent,with or without bringing any action or procceding or by
<br /> � ' a receiver appointed by a court and without regurd to the adex�uacy of trust property�enta
<br /> upon and take nussession o£the Property�or any part thereof, in Beneficiary's own name
<br /> � or in the name of Trustec�and do any acts which Benef�ciary deems necesssry c�r d�sirable
<br /> to presr.rve the value,markotgbitity or rentability di the Property,or any part th�reof,or
<br /> interest therein;increase the incame therefrom or protect the trust property hereo�. and
<br /> with or without taking possession of the Property, sue for or otherwise coUect the rents,
<br /> issues and profits therer�f,including thosQ past due a�x�ui�paid,a►id apply the sarne, less
<br /> , costs and expenses of operation and collection, including attorney's fees, if perrnitted,on
<br /> � any ind�btedness secured hereby,all in such order as Beneficiary may determine. The
<br /> entecing upon and taking possession of the P.roperty,the collection of such rents,issues
<br /> and profits and the application thereof shall n�t cure or waive any default or no�tice of
<br /> � default hereunder,or invalidat���y act done in response to such de�ault or pursuent to
<br /> such notice of default and,nohvithstanding the consinuHnce in possession of the Property
<br /> or tho collection,receipt and applicaron of renzs,issues or profits,Tiustee or Beneficisry
<br /> shall be entitled to exercisa every right provided for in the Tn�at Deed or Trust Deec�
<br /> Note,or by law on occurrence of any event of default,iu�cluding the right to exercise the
<br /> Powcr of Salo;
