<br /> 3. Ordinance No. 8346 was published in the Grand Island Independent according to
<br /> law, and notice of such sale and the terms thereof was published in the Grand Island Independent,
<br /> a newspaper published in and of general circulation in Grand Island, Hall County, Nebraska, for
<br /> three consecutive weeks, as required by Section 16-202, R.R.S. 1943, as amended.
<br /> 4. No remonstrance against such sale was filed with the City Council of the City of
<br /> Grand Island, Hall County, Nebraska, within thirty days of the passage and publication of
<br /> Ordinance No. 8346.
<br /> 5. Section 5 of Ordinance No. 8346 provides that if no remonstrance is filed against
<br /> such conveyance, the Mayor and City Clerk shall make, execute, and deliver to Jeffrey Oak, Inc.,
<br /> a Nebraska corporation, a wananty deed for said real estate, and the execution of such deed is
<br /> hereby authorized without further action on behalf of the City Council.
<br /> 6. NOW, THEREFORE, the CITY OF GRAND ISLAND, NEBRASKA, a municipal
<br /> corporation in Hall County, Nebraska, as Grantor, in consideration for such conveyance of Fifty
<br /> Dotlars ($50.00), received from the Grantee, hereby grants, bargains, sells, conveys, and confirms
<br /> unto JEFFREY OAKS, INC., a Nebraska corporation, the real estate described in paragraph 1
<br /> above.
<br /> To have and to hold the above described premises, together with all tenements,
<br /> hereditaments, and appurtenances thereto belonging unto the Grantee, its successors and assigns
<br /> forever.
<br /> And the Grantor hereby covenants with the Grantee and with Grantee's successors and
<br /> assigns that Grantor is lawfully seized of said premises; that it is free from encumbrances, except
<br /> easements of record; that Grantor has good right and lawful authority to convey the same; and that
<br /> Grantor warrants and will defend the title to said premises against the lawful claims of all persons
<br /> whomsoever.
