<br /> This instrument,made this 16`�day of December,2011,between Eric H.Lindquist,a member
<br /> of the Nebraska State Baz Association, Successor Trustee,hereinafter called"Grantor",pursuant to a
<br /> power of sale contained in that certain Deed of Trust recorded on April 23,2007 as Instrument No.

<br /> WHEREAS,on September 28,201 l,Grantor,executed a Notice of Default pursuant to which
<br /> notice was given to Gerardo Sandoval,a single person,and Celestina Garcia,a single person,Trustors,
<br /> under that certain Deed of Trust recorded on April 23, 2047 as Instrument No. 0200703253 in the
<br /> office of the Register of Deeds of Hall County,Nebraska,covering that certain premises described as:
<br /> A tract of land comprising a part of the West Half of the Southwest Quarter(W1/2$Wl/4)
<br /> of Section Thirty Three(33)Township Twelve(12)North,Range Nine(9)West of the 6th
<br /> P.M.,Hall County,Nebraska,and more particularly described as follows:
<br /> Fust,to ascertain the point of beginning,start at the southeast corner of said West Half of the
<br /> Southwest Quarter(W1/2 SW1/4); thence westerly along and upon the south line of said
<br /> West Half of the Southwest Quarter(Wl/2 SW1/4),a distance of One Hundred Fifty Five
<br /> (155.0)feet to the ACTUAL point of beginning;thence continuing westerly along and upon
<br /> the last described course,a distance of One Hundred Seventy Four and Nine Tenths(174.9)
<br /> feet thence northerly,parallel with the east line of said West Half of the Southwest Quarter
<br /> (Wl/2 SW1/4), a distance of Six Hundred SiYty and Three Tenths (6603) feet; thence
<br /> easterly, parallel with the south line of said West Half of the Southwest Quarter (W1/2
<br /> SWl/4), a distance of Eighty Seven and Four Tenths(87,4)feet;thence southerly,parallel
<br /> with the east line of said West Half of the Southwest Quarter(Wl/2 SWl/4),a distance of
<br /> Three Hundred Thirty and Two Tenths(330.2)feet;thence easterly,parallel with the south
<br /> line of said West Half of the Southwest Quarter(W1/2 SWl/4)a distance of Eighty Seven
<br /> and Five Tenths(87.5)feet;thence southerly,parallel with the east line of said West Half of
<br /> the Southwest Quarter(W1/2 5W1/4),a distance of Three Hundred Thirty and One Tenth
<br /> (330.1)feet,
<br /> that a breach of an obligation for which the trust property was conveyed had occurred,and setting forth
<br /> the nature of such breach and of his election to sell or cause to be sold such property to satisfy the
<br /> obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of Hall
<br /> County,Nebraska,on September 28,2011,as Instrument No.20]107211.
<br /> A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with Neb.Rev.Stat.§76-1008.
<br /> Subsequent thereto, beginning on October 31, 2011, Grantor caused to be published in the
<br /> Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br /> Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br /> described property would be sold at public auction to the highest bidder for cash or certified or
<br /> cashier's check,at the lower level lobby of the Hall County Courthouse, lst&Locust Sh-eet,Grand
<br /> lsland, Hall County,Nebraska at 2:00 p.m. on December ]5,2011. Publication of such notice was
<br /> made for five consecutive weeks on October 31, 2011, November 7, 2p11, November 14, 2011,
<br /> November 21,2011 and November 28,2011,the last publication being at least ten(]0)days but not
<br /> more than thirty(30)days prior to the date of sale.
