RESOLUTION #25-0 D5 <br /> A RESOLUTION APPROVING THE AMENDED, FINAL DEVELOPMENT PLAN AND <br /> THE FINAL SUBDIVISION PLAT FOR PRAIRIE VALLEY SECOND SUBDIVISION, <br /> A TRACT OF PROPERTY LOCATED IN THE SOUTHEAST QUARTER (SE '/4) AND <br /> IN TIIE EAST ONE-HALF OF THE SOUTHWEST QUARTER (E.1/2-SW '/4) OF <br /> SECTION TEN (10), TOWNSHIP NINE (9) NORTH, RANGE TEN (10) WEST, OF THE <br /> 6 H P.M., HALL COUNTY, NEBRASKA <br /> WHEREAS, BKLG L.L.C., hereinafter referred to as "Applicant," are the owners of a <br /> tract of land located in Fractional Section Nineteen (19) and the Northwest Quarter (NW 1/4) <br /> Section Twenty (20), of the Township Twelve (12) North, Range Nine (9) West of the 6`1' p.m., <br /> Hall County, Nebraska, more platted as Prairie Valley Subdivision; and <br /> WHEREAS, the aforesaid tract is located within the zoning jurisdiction of Hall County; <br /> and <br /> WHEREAS, the Hall County Comprehensive Plan allows for the development of Planned <br /> Unit Developments (PUDs) and such development was previously approved, and <br /> WHEREAS, a preliminary development plan and preliminary plat has been submitted in <br /> accordance with the Hall County Zoning Regulations and approved by the Regional Planning <br /> Commission and Hall County Board following public hearings on March 12, 2025 and April 22, <br /> 2025, and <br /> WHEREAS, the Hall County Regional Planning Commission held a public hearing at <br /> their meeting on February 4, 2026 and recommended approval of the amendments to the <br /> development plan increasing the buildable area on each lot from 6,000 square feet to 12,000 <br /> square feet and up to 20,000 square feet with engineering to show no additional runoff from <br /> individual lots, and final plat for Prairie Valley Second Subdivision with changes to the buildable <br /> area and showing building setbacks 30 feet from each propertyline at that meeting following the <br /> public hearing; and <br /> WHEREAS, the Hall County Board of Commissioners held a public hearing at their <br /> meeting on February 24, 2026 and after such hearing found that the proposed changes to the <br /> development plan and final plat conform to the comprehensive development plan for Hall <br /> County, that there is demand for rural development in and around Hall County, that the proposed <br /> plan will create minimal impacts to drainage off of the property, and that this development is in <br /> the best interest of the public being. <br /> NOW BE IT RESOLVED that the Hall County Board of Supervisors consents to and <br /> approves of the amended development plan as presented. In addition, the Hall County Board of <br /> Commissioners consents to and approves the final subdivision plat for Prairie Valley Second <br /> Subdivision and authorizes the Chair to sign the final plat and subdivision agreement. <br />
