RESOLUTION #22- la 65 <br /> A RESOLUTION AUTHORIZING THE CONDITIONAL USE OF THE SOUTHEAST QUARTER (SE1/4) OF <br /> THE SOUTHEAST QUARTER (SE1/4) OF SECTION TWENTY-THREE, TOWNSHIP TWELVE NORTH, <br /> RANGE ELEVEN WEST OF THE 6TH P.M., HALL COUNTY, NEBRASKA <br /> Whereas, Ed Stoltenberg has made application to the Hall County Zoning Department <br /> for the renewal of a permit for the Conditional Use of a certain tract of real estate located <br /> within the zoning authority of the County of Hall, Nebraska,to-wit: the Southeast Quarter <br /> (SE1/4) of the Southeast Quarter (SE1/4) of Section Twenty-Three, Township Twelve North, <br /> Range Eleven West of the 6th P.M., Hall County, Nebraska, said property to be used for the <br /> operation of a retail business selling irrigation products and equipment; and <br /> WHEREAS, pursuant to Section 11 of the Hall County Zoning Resolution, the Hall County <br /> Board of Commissioners may authorize permitted Conditional Uses with are in conformance <br /> with the intent of the District in which it is proposed to be located upon consideration of the <br /> factors set forth in Section 11(d) of the Zoning Resolution; and <br /> WHEREAS, on September 27, 2022 the Hall County Board of Commissioners held a <br /> Public Hearing on said application following due and proper publication of notice. <br /> NOW, THEREFORE, BE IT RESOLVED that the application for the continued Conditional <br /> Use of the above-described real estate for operation of a retail business selling irrigation <br /> products and equipment is hereby approved subject to the following conditions and <br /> requirements: <br /> 1. The business approach shall be located off White Cloud Road. <br /> 2. Customer parking shall be confined to an area South of the proposed office and <br /> storage building. <br /> 3. Outdoor equipment storage shall be confined to a 40 ft. x 60 ft. area located <br /> immediately West of the existing 40 ft. x 60 ft. Astro Building. This outdoor storage area shall <br /> be visually screened from public view from both White Cloud Road and 90th Road. <br /> 4. Signage shall be limited to one freestanding sign, not exceeding 32 square feet in <br /> area. A pivot, for display purposes, shall also be permitted. <br /> 5. This Conditional Use Permit shall be valid for a period of Five Years and subject <br /> thereafter to application for renewal. <br />
