7.10:00 A.M. PUBLIC HEARING REGARDING CHANGE TO THE HALL COUNTY <br /> ZONING RESOLUTION DEFINITIONS 2.03D & 4.02 A-1 AGRICULTURE PRIMARY <br /> DISTRICT TO ADD DEFINITION OF DATA CENTER — Quandt made a motion and <br /> Lancaster seconded to open the public hearing. Bredthauer, Hurst, Lancaster, Quandt, <br /> Peterson, Richardson and Sorensen all voted yes and no one voted no. Motion carried. <br /> Chad Nabity was present this hearing is to address the zoning and the definition of the data <br /> center. This is a request from the property owner and Aaron Brown with Southern Public Power <br /> and Mr. John Skala is also present representing the data center is also here to answer <br /> questions. <br /> Mr. Nabity stated the planning commission made a recommendation to add the data <br /> center definition and if the resolutions is approved it will make the changes and allow <br /> them to come forward for the conditional use permit. <br /> Peterson ask if there has been any opposition. Chad stated there is a member of the <br /> planning commission that lives nearby and had some concern but voted in favor of it. <br /> There is potential for noise. There will be a lot of air conditioning units but this can be <br /> addressed in the conditional use permit. <br /> Bredthauer ask about the noise and Chad stated it would be similar to grain bin driers. <br /> Karen stated these driers are all over Hall County. <br /> Sorensen ask Mr. Brown if this would affect local control, and he stated this is an <br /> interruptible rate and they can be shut off and turned right back on. No change in local <br /> control no one should see any difference. <br /> John Skala is with the company that handles the site selection for the data centers in <br /> Nebraska. Nebraska is a state that they have wanted to do business here for a long <br /> time. They have a site in Omaha. A lot of data moves from east to west through <br /> Nebraska it is like a train switching yard. He said this is a good location for this center. <br /> Lancaster said she appreciates that they are here. <br /> Chair Peterson called for public participation. <br /> Sorensen ask if this will increase the tax rolls and if they have a number. Chad said it <br /> will be based on the improvements on the property and a lot will be personal property <br /> not the ideal real property but it is still a short term gain. <br /> John stated there would be some improvements on the property and there could be <br /> technical jobs. They will coordinate with EDC and the Chamber. <br /> Lancaster thanked him for considering Hall County it will be a good business. <br /> The property owner ask if there are any incentive for them as a company to promote <br /> this business Ron stated they could do some research on this. <br /> 6 <br />
