APPLICATION FOR <br /> CONDITIONAL USE RENEWAL <br /> APPLICANT: UniSite, LLC <br /> SITE ADDRESS: W Wood River Rd, Alda, NE 68810; APN 400217910 <br /> ZONING DISTRICT: River Corridor Agricultural Zone <br /> This statement in support of an application for Conditional Use Permit renewal for a <br /> Wireless Communication Facility is respectfully submitted by UniSite, LLC ("American Tower") <br /> to the Hall County Board of Supervisors (the "Board"). <br /> I. SITE BACKGROUND <br /> American Tower is seeking approval of the Wireless Communication Facility detailed <br /> herein to permit an existing 250 foot self-support tower(the"Tower")at W Wood River Rd,Alda, <br /> NE 68810; APN 400217910. The Tower was originally built pursuant to Conditional Use <br /> Approval by the Board in April of 2000(Resolution#00-0039).American Tower,which owns and <br /> operates the Tower, leases the site area from underlying property owners Brad and Steven <br /> Bockmann, with the lease term currently set to extend through 2050. <br /> II. DESCRIPTION OF FACILITY <br /> American Tower leases an estimated 10,000 square foot area (the "Leased Area") on the <br /> subject property within which a 3,600 square foot telecommunication compound exists. The <br /> compound is surrounded by a 6 foot tall chain link fence, which allows access to the site through <br /> a 14 foot wide gate on the southwestern side which is secured by locks. <br /> The facility consists of a 250 foot self-support tower,which supports major wireless service <br /> carrier T-Mobile at 247 feet. <br /> The Tower is located in an optimal position to provide necessary wireless service with <br /> limited intrusiveness to the surrounding neighborhood.Located on an 80 acre Agriculturally zoned <br /> parcel, it is surrounded by rural property in all directions. The Tower, which is the only existing <br /> tower within a three mile radius, fits in well with the surrounding area by providing necessary <br /> wireless service in compliance with all local, state and federal laws. <br /> IV. JUSTIFICATION <br />
