There are advantages to a <br /> developer with a Planned Unit Development, but there are also restrictions placed upon the <br /> developer. <br /> Paragraph 1 of the Subdivision Agreement reads as follows: "Planned Unit <br /> Development Zone. This subdivision is designated as a Planned Unit <br /> Development Zone and shall be regulated in accordance with the Hall County <br /> Zoning Resolution. A Development Plan as shown on the Final Plat for Prairie <br /> Creek Meadows Subdivision as filed with the Hall County Register of Deeds. Any <br /> amendments to such Development Plan shall be approved by Hall County in <br /> accordance with the Hall County Zoning and Subdivision Regulations. <br /> Paragraph 8 of the Subdivision Agreement reads as follows: Driveway Access. <br /> Vehicular access from the lots shall only be permitted onto Webb Road as <br /> indicated on the Plat. No access from Lot One (1) onto One —R Road. Each lot <br /> has access onto Webb Road, maintenance, including snow removal, of access <br /> easements between the road and the property are the responsibility of the <br /> property owners. <br /> The development has large lots with limited access to Webb Road to minimize the impact <br /> that the development could have on the safety of Webb Road. The driveway access is <br /> shared between Lots# 1, 2 & 3 as part of that effort to minimize the number of driveways. <br /> Discussion <br /> Matt&Amy Oliver purchased Lot# 3 and are in the process of building a residential home on the <br /> lot. The Oliver's have requested that the driveway access to their lot be somewhere closer to the <br /> center of their lot because the shape of Lot # 3 places the shared driveway at the far northwest <br /> corner of the lot. <br /> A traffic engineering review of the area has been conducted that considered the traffic impact of <br /> an additional residential driveway access along Webb Road. While one additional residential <br /> driveway access to Webb Road will have a minor impact on the safety of Webb Road, there is a <br /> potential for additional driveway requests if this one is approved. <br />
