<br />9 ~ r - ;;l ? 3 WHEREAS. ,said LB 511 prohibi ts the adoption or <br />.. enforcement of' any zoning resolution or regulation which <br />prohibits the use of land for certain manufactured homes; <br />and ' <br /> <br />... <br /> <br />WHEREAS, at the regular meeting of the Regional <br />Planning Commission, held September 7, 1994, the Regional <br />Planning commission considered and, by unanimous vote of the <br />members present, determined to, recommend to the Hall County <br />Board of Supervisors that the definition of Dwelling, Single <br />Family found in Section 4 of the Hall County Zoning <br />Resolution be amended to read as follows: <br /> <br />Dwelling. Single Family - A detached residential <br />dwelling unit, other than a mobile home, designated <br />for and occupied by one family only. Such dwelling <br />unit shall also include a factory-built manufactured <br />home that bears the seal that it was built in <br />compliance with the National Manufactured Home <br />Construction and Safety Standards, 24 C.F.R. 3280 et <br />seq.; promulgated by the United States Department of <br />Housing and Urban Development (H.U.D.), and also meets <br />the following standards: <br />1) The home shall have no less than nine hundred <br />square feet of floor area; <br />2) The home shall have no less than an'eighteen-foot <br />exterior width; <br />3) The roof Shall be pitched with a minimum vertical <br />rise of two and one-half inches for each twelve <br />inches of horizontal run; <br />4) The exterior material shall be of a color, material <br />and scale comparable with those existing in <br />residential site-built single-family construction; <br />5) The home shall have a nonreflective roof material <br />which is or simulates asphalt or wood shingles, <br />tile or rock; <br />6) The home shall have wheels, axles, transporting <br />lights, and removable towing apparatus removed; and <br />7) The home shall be attached to a permanent <br />foundation system and utility connections; <br /> <br />and <br /> <br />WHEREAS, on this 18th day of October, 1994, the County <br />Board of Hall County held a public hearing on said proposed <br />and recommended amendment to the Hall County Zoning <br />Resolution, said public hearing held upon due .and proper <br />public notice thereon. <br /> <br />NOW BE IT RESOLVED that definition of Dwelling, Single <br />Family contained in Section 4 of the Hall. County Zoning <br />Resolution be a~ended to read as foJ-lows:" <br /> <br />Dwellinq.
