f19990414 CORPORATION WARRANTY DEED Consolidated Blenders, Inc., a Nebraska Corporation, (successor by merger to C.H. Farms, Inc. a Corporation), Grantor, in consideration of Three Thousand One Hundred Twenty Five and 00/100 Dollars ($3,125.00) receipt of which is hereby acknowledged, conveys to Hall County, Grantee, the following described real estate, (as defined in Neb. Rev. 201 Stat. 76) in Hall County, Nebraska: A tract of land comprising a part of the Northeast Quarter (NE 1/4) of Section Thirty One (31), Township Twelve (12) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska, and more particularly described as follows: :- First to ascertain the point of beginning, start at the northeast corner of said Northeast Quarter (NE 1/4); thence running southerly, along and upon the east line of said Northeast Quarter (NE1/4), a distance of Five Hundred Ninety Three and Forty Six Hundredths (593.46) feet to a point on the southwesterly right of way line of the Burlington Northern Santa Fe Railroad; thence deflecting right 106031'09" and running northwesterly, along and upon said southwesterly railroad right of way line, a distance of Thirty Four and Forty Two Hundredths (34.42) feet to a point on the westerly right of way line of 70th Road, said point being Thirty Three (33.0) feet west of (measured perpendicularly to) the east line of said Northeast Quarter (NEl/4), said point also being the ACTUAL point of beginning; thence deflecting left 106031'09" and running southerly, along and upon said westerly 70th Road right of way line, a distance of Fifty Two and Fifteen Hundredths (52.15) feet; thence deflecting right 106031'09" and running northwesterly, parallel with and Fifty (50.0) feet southwesterly of (measured perpendicularly to) said southwesterly railroad right of way line, a distance of Nine Hundred Ninety Four and Fifty Five (994.55) feet to a point which is Fifty (50.0) feet south of (measured perpendicularly to) the southerly right of way line of the Burlington Northern Santa Fe Railroad; thence deflecting left 21012'25" and running westerly, parallel with and Fifty (50.0) feet south of (measured perpendicularly to) said southerly railroad right of way line, a distance of Twenty Seven and Sixty Four Hundredths (27.64) feet to a point which is Sixty (60.0) feet southwesterly of (measured perpendicularly to) said southwesterly railroad right of way lin~; thence deflecting right 21012'25" and running northwesterly, parallel with and Sixty (60.0) feet southwesterly of (measured perpendicularly to) said southwesterly railroad right of way line, a distance of One Hundred Thirty Eight and Twenty Two Hundredths (138.22) feet to a point on said southerly railroad right of way line; thence deflecting right 158047'35" and running easterly, along and upon said southerly railroad right of way line, a distance of One Hundred Sixty Five and Eighty Six Hundredths (165.86) feet to a point of intersection with said southwesterly railroad right of way line; thence deflecting right 21012'25" and running southeasterly, along and upon said southwesterly railroad right of way line, a distance of Nine Hundred Eighty Nine and Nine Hundredths (989.09) feet to the ACTUAL point of beginning and containing 1.250 acres, more or less.
