<br />1'19990332 <br /> <br />5.14 AG-SI Special Agriculture/Industrial - <br /> <br />The intent of this special use district is to allow for agricultural uses as well as manufacturing, <br />processing, fabrication, research, warehousing, storage and wholesaling facilities in accordance <br />with the Comhusker Army Ammunition Plant Comprehensive Reuse Plan. Ranch and farm <br />dwellings are not allowed due to EP A issues with the CAAP site. <br /> <br />(a) PERMITTED PRINCIPAL USES: <br /> <br />. Agricultural uses including feed lots and the commercial feeding of livestock (excepting any <br />feedlot or commercial feeding involving more than 3,000 swine and/or more than 600 sows). <br />. Raising of field crops and horticulture. <br />. Manufacturing, processing, fabrication, research, warehousing, storage and wholesaling <br />facilities. <br />. Pedestrian and equestrian trails and associated low impact recreational uses, when <br />consistent with the CMP Comprehensive Land Use Plan. <br />. Groundwater treatment facilities, contaminated soil remediation facilities. <br /> <br />(b) PERMITTED ACCESSORY USES: <br /> <br />. Other buildings or uses accessory to a permitted use. <br /> <br />(c) PERMITTED CONDITIONAL USES: <br /> <br />. Industrial uses with more Significant health and safely concerns: wrecking, scrap or garbage <br />disposal/recycling yards; explosives manufacture or storage; chemical, acid or petroleum <br />refining or storage; meat packing plants; milling and smelting of ores. <br />. Utility substations, communication towers. <br />. Flood control facilities/improvements. <br />. Feedlots and the commercial feeding of livestock involving more than 3,000 swine and/or <br />more than 600 sows. <br /> <br />(d) PROHIBITED USES: <br /> <br />. Ranch and farm dwellings. <br />. Any use not specifically listed as a permitted principal use or permitted accessory use. <br /> <br />(e) SPACE LIMITATIONS: <br /> <br />. Minimum parcel area: agricultural uses - 871,200 square feet (20 acres). <br />non-agricultural uses - 43,560 square feet (1 acre). <br />. Minimum lot width: 100 feet. <br />. Maximum buil~ing height no restrictions. <br />. Minimum front yard: 35 feet. <br />. Maximum ground coverage: 65% <br /> <br />(f) MISCELLANEOUS PROVISIONS: <br />Supplementary district regulations shall be complied with as required herein. <br />
