WARRANTY DEED 86- 105$15 <br />ELEANOR A. ROBY, a single person, herein called the <br />Grantor, for and in consideration of the sum of TWENTY <br />THOUSAND SEVEN HUNDRED FIFTY AND N01100 DOLLARS ($20,750.00) <br />received from Grantee, does grant, bargain, sell, convey and <br />confirm unto BRUCE L. BROBERG, a single person, the following <br />described real estate situated in Hall County, Nebraska: <br />The Southerly Fifty (50) f -3et of Fractional Lot <br />Four (4), in Fractional Block One Hundred Four <br />(104), in Railroad Addition to the City of Grand <br />Island, Hall County, Nebraska, and its complement, <br />to -wit: Fractional Lot Four (4), in Fractional <br />Block One Hundred Four (104), in Koenig and Wiebe's <br />Addition to the City of Grand Island, Hall County, <br />Nebraska, as surveyed, platted and recorded; said <br />premises having a frontage of Fifty (50) feet on <br />Cedar Street in said City, and a depth of Sixty - <br />six (66) feet. <br />TO HAVE AND TO HOLD the premises above described, <br />together with all the tenements, hereditaments and appurtenances <br />thereunto belonging, unto the said Grantee and to Grantee's <br />heirs and assigns forever. And I hereby covenant with the <br />said Grantee and with Grantee's heirs and assigns, that I am <br />lawfully seized of said premises, that they are free from <br />encumbrance, except easements of record; and that I have <br />good right and lawful authority to sell the same; and I <br />hereby covenant to warrant and defend the title to said <br />premises against the lawful claims of all persons whom- <br />soever.
