<br />in the office of the Register of Deeds, Hall County, Nebr ska, and further except
<br />that part sold and conveyed to Edward J. Junker and A16ce'Junker as shown recorded
<br />in Book 175 Page 692 in the office of the Register of Deeds, Hall Countv, Nebraska,

<br />and appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns
<br />of the survivor of them forever.

<br />and assigns of the survivor of them that grantor is lawfully seised of said premises; that they are free from
<br />encumbrance
