ANDERSON, as joint tenants with right of survivorship and not as tenants in common, herein called the Grantors, for and in consideration of the sum of ONE DOLLAR AND NO /100 ($1.00), love and affection and severance of joint tenancy, received from Grantee, do grant, bargain, sell, convey and confirm unto DONALD R. ANDERSON, a single man, that property known as 908 East Capital Avenue, Grand Island, Hall County, Nebraska, and legally described on Exhibit A, which is attached hereto and made a part hereof by this reference. TO HAVE AND TO HOLD the premises above described, together with all the tenements, hereditaments and appurtenances thereunto belonging, unto the said Grantee and to Grantee's heirs and assigns forever. And we hereby covenant with the said Grantee and with Grantee's heirs and assigns, that we are lawfully seized of said premises, that they are free from encumbrance, except easements of record, and that we have good right and lawful authority to sell the same; and we hereby covenant to warrant and defend the title to said premises against the lawful claims of all persons whomso- ever.
