<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 15th day of September, 2006, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on January 18, 2005 as
<br />Instrument No. 0200500479 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />the Secretary of the Department of Housing and Urban Development, hereinafter called
<br />"Grantee."
<br />
<br />WHEREAS, on March 28, 2006, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Shane R. Moorman and Erin E. Moorman, husband and wife, Trustors, under
<br />that certain Deed of Trust recorded on January 18,2005 as Instrument No. 0200500479 in the office
<br />of the Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />LOT FIVE (5), BLOCK EIGHT (8), SHERIDAN PLACE ADDITION TO
<br />THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 30, 2006, as Instrument No. 0200602761.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on August 5, 2006, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on September 14, 2006. Publication of such notice was
<br />made for five consecutive weeks on August 5, 2006, August 12,2006, August 19,2006, August 26,
<br />2006 and September 2, 2006, the last publication being at least ten (10) days but not more than
<br />thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.RS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, Ronald S. Depue, attorney for Grantor, did at the
<br />time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A., successor by merger to Wells Fargo
<br />Horne Mortgage, Inc. for the sum of$115,936.29, it being the highest bidder therefor. Wells Fargo
<br />Bank, N.A., successor by merger to Wells Fargo Home Mortgage, Inc. has assigned all of its right,
<br />title and interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $115,936.29 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors
<br />and assigns forever, all the estate, right, title and interest of which the said Shane R Moorman and
