<br />person, Grantors, in consideration of the sum of Seventy-seven Thousand Dollars ($77,000.00) and other good and
<br />valuable consideration, receipt of which is hereby acknowledged, convey to CHARLES R. WINKLER, Grantee, the
<br />following described real estate (as defined in Neb. Rev. Stat. Sec. 76-201) in Hall County, Nebraska:

<br />A tract of land comprising a part of Lots Sixteen (16) and Eighteen (18), Block Thirteen (13), Scarffs
<br />Addition to West Lawn, Grand Island, Hall County, Nebraska, more particularly described as follows:
<br />Commencing at the Southwest corner of Lot 18 proceeding in an easterly direction along and upon the
<br />South line of Lot 18, a distance of 65 feet, thence proceeding in a northerly direction parallel to the East
<br />line of said Lots 16 and 18 a distance of 1 04 feet to a point on the North line of Lot 16, thence proceeding
<br />in a westerly direction along and upon the North line of said Lot 16, a distance of 64.73 feet to the
<br />Northwest comer of Lot 16, thence proceeding in a southerly direction along and upon the west line of
<br />Lots 16 and 18 a distance of 104 feet to the point of beginning.

<br />Grantors covenant with the Grantee that Grantors:

<br />1. are lawfully seized of such real estate and that it is free from encumbrances except easements, covenants,
<br />and restrictions of record;

<br />2. have legal power and lawful authority to convey the same; and

<br />3. warrant and will defend the title to the real estate against the lawful claims of all persons.
