<br />
<br />KNOW ALL MEN BY THESE PRESENTS:

<br />THAT Michael F. Kivett, Attorney at Law duly licensed to practice in the State of Nebraska,
<br />Trustee, in the exercise of the power of sale conferred upon him, does hereby execute and deliver this
<br />indenture,

<br />WITNESSETH THAT:
<br />
<br />WHEREAS, for a valuable consideration on December 3, 2003, Linda Boyce a/k/a Linda M.
<br />Boyce, a single person, Trustor, executed and delivered her Deed of Trust to Old Republic National Title
<br />Company, Trustee, and Argent Mortgage Company, LLC, as Beneficiary, conveying the real estate
<br />hereinafter described in trust, with power of sale, in accordance with the terms and provisions set forth
<br />therein; that said Deed of Trust was thereafter recorded on December 10, 2003 in the office of the
<br />Register of Deeds of Hall County, Nebraska as Instrument No. 200315917; and
<br />
<br />WHEREAS, all beneficial interest under said Deed of Trust was assigned to CitiFinancial
<br />Mortgage Company, Inc. by Assignment recorded on November 1, 2005 in the office of the Register of
<br />Deeds of Hall County, Nebraska as Instrument No. 2005-1 OSOS; and
<br />
<br />WHEREAS, that on October 24, 2005, CitiFinancial Mortgage Company, Inc., Beneficiary upon
<br />the aforementioned Deed of Trust, appointed Michael F. Kivett, Attorney at Law, as Successor Trustee,
<br />which Substitution of Trustee was recorded November S, 2005 as Instrument No. 2005-11065 in the
<br />Register of Deeds of Hall County, Nebraska. A copy of said Substitution of Trustee was served upon the
<br />prior Trustee, Old Republic National Title Company, on or about November 3,2005; and
<br />
<br />WHEREAS, the Trustor having defaulted in the payment of the indebtedness secured thereby
<br />and the Beneficiary having delivered to the Trustee a written declaration of default and having deposited
<br />with the Trustee all promissory notes together with Notice of Defau1t; and
<br />
<br />WHEREAS, in compliance with Sec. 76.1006, Statutes of Nebraska, on NovemberS, 2005, the
<br />Trustee filed a Notice of Default in the office of the Register of Deeds of Hall County, Nebraska, as
<br />Instrument No. 2005-11066, which Notice fully complied with the requirements of said statute; and
<br />
<br />WHEREAS, in compliance with Sec. 76-100S, Statutes of Nebraska, on November 11,2005, the
<br />Trustee mailed by certified mail, with postage prepaid, a copy of such Notice of Default with the
<br />recording date shown thereon, addressed to the following interested parties, to-wit:
