<br />KNOW ALL MEN BY THESE PRESENTS:
<br />I, SANOA J. HENSLEY, a single woman ( "Grantor "), whose mailing address is
<br />4252 Norwich Drive, Fort Worth, Tarrant County, Texas 76109, for and in
<br />consideration of the love and affection I bear for my brother, FREDERICK RAYMOND
<br />FALMLEN, have GIVEN, GRANTED, CONVEYED, and CONFIRMED, and by these presents do
<br />GIVE, GRANT, CONVEY, and CONFIRM to FREDERICK RAYMOND FALMLEN, a single man, whose
<br />mailing address is 2104 State Street, Grand Island, Hall County, Nebraska 68803
<br />( "Grantee "), an estate with the full possession, benefit and use for the life of
<br />Grantee, and the rents, profits, and revenues therefrom, with the remainder over
<br />at Grantee's death to Grantor's estate, in an undivided one - eighth (1/8) of all
<br />the real property and improvements located at 2104 State Street, Grand Island,
<br />Hall County, Nebraska, and specifically described as Lots 9, 11, and 13, Block 30,
<br />Highland Park, an Addition to the City of Grand Island, Hall County, Nebraska,
<br />together with all of the tenements, hereditaments, and appurtenances to the same
<br />belonging, and all the estate, title, dower, right of homestead, claim, or demand
<br />whatsoever of, in, or to the same or any part thereof.
<br />During Grantee's lifetime, Grantee shall i) have the right to use and occupy
<br />the herein - described property rent -free and without the requirement of giving any
<br />bond or security to assure adequate maintenance and upkeep; and ii) have the duty
<br />to maintain and keep such property in good condition and repair. Neither Grantor
<br />nor Grantor's estate shall have any duty or liability with respect thereto or
<br />right of action against Grantee or Grantee's estate for Grantee's actions or
<br />failure to act in exercising such rights and powers or in carrying out such
<br />duties.
<br />This conveyance is expressly made and accepted subject to any and all
<br />easements, rights -of -way, and prescriptive rights, whether of record or not; all
<br />presently recorded restrictions, reservations, covenants, conditions, oil and gas
<br />leases, mineral severances, and other instruments, other than liens and
<br />conveyances, that affect the property; rights of adjoining owners in any walls and
<br />fences situated on a common boundary; any discrepancies, conflicts, or shortages
<br />in area or boundary lines; any encroachments or overlapping of improvements; and
<br />all rights, obligations, and other matters emanating from and existing by reason
<br />of the creation, establishment, maintenance, and operation of any applicable
<br />governmental district, agency, or authority.
