<br />WITNESSETH, that Mortgagor, in order to induce Mortgagee to enter into that certain
<br />Development Agreement of even date herewith ( "Development Agreement ") between Mortgagee
<br />and Standard Iron, Inc., a Nebraska corporation and the Demeules Family Limited Partnership, a
<br />Minnesota limited partnership and to secure the payment and performance of the Mortgagor's
<br />obligations pursuant to the Mortgagor's guaranty of even date herewith granted in favor of the
<br />Mortgagee (the "Guaranty "), does hereby convey unto Mortgagee, forever, real property in Hall
<br />County, Nebraska, described as follows:
<br />Lot One (1), Platte Valley Industrial Park Fourth Subdivision, in the
<br />City of Grand Island, Hall County, Nebraska.
<br />together with all hereditaments and appurtenances belonging thereto (the "Propert y ").
<br />MAXIMUM LIEN. Notwithstanding anything to the contrary herein, the maximum
